The space Hello guests, The villa is built entirely of stone, completely independent and has an area of 450 square meters. It is able to accommodate 16 people +4 people with extra beds upon request in its 8 rooms all equipped with bathroom, independent air conditioning/heating, TV. Very neat and clean, it maintains the characteristics of Tuscan style with original beamed ceilings from the 17th century and large common areas; You can use the daily cleaning service of 3 hours (excluding Saturdays and holidays) included in the price. You can connect to free Wi-Fi throughout the property and inside it is equipped with a 45-inch LCD TV and Bluetooth stereo. LOCATION: Located in the center of Tuscany 1km from the village of Bucine allows you to plan your trips to visit the most characteristic places while limiting transfer times as much as possible. In about a 10-minute walk, you can reach the small town of Bucine where you will find all the services you need, such as the train station, supermarket, bank, church, restaurant, baker, butcher, hairdresser, etc. For hiking or mountain-biking enthusiasts, there are several routes that start directly from the villa, allowing you to explore characteristic places of our valley rich in history such as the Roman bridge of Pogi, the medieval tower of Galatrona, the ruins of Cennina Castle and the small villages scattered where time seems to have stopped. During your excursions you can take a break in one of the many wineries in the area, enjoying the typical Tuscan wines and products rigorously handcrafted. CAPACITY: The villa has 8 bedrooms – 5 doubles, 2 triples, 1 quadruple : Bedroom 1 on the ground floor - Bedroom (2 people) with access from the loggia with double bed with TV, hallway with wardrobe and desk, large bathroom with 180 cm shower. COMMON AREAS: From the Loggia to the ground floor you access the large living room furnished in style with exposed beams and fireplace. In the center is the large table (5m x 1.2m) which can accommodate 24 people. On the right you can access the living/TV room equipped with 45-inch LCD TV and Bluetooth stereo, armchairs and sofas. To the left of the central lounge there is access to the large kitchen with central island. KITCHEN: Kitchen is equipped with: 5-burner hob, fridge with freezer, automatic espresso machine (capsules are extra), 2 electric ovens, ice maker, microwave, dishwasher, kettle, American coffee maker, toast plate, mineral water dispenser (mineral water bottles are extra), towels, tablecloths, dishes, cutlery and first kit on arrival (dish soap, dishwasher capsules, sponge and bags) Exterior: The entire property is completely fenced and covers about 3000 sqm, all used as a garden. The property is accessed from the main automatic gate and equipped with private parking. The Tuscan garden is surrounded by olive trees, cypresses and oaks. The swimming pool (14m x 7m) has a dominant position over the valley from which you can enjoy an incredible view and admire the beautiful sunsets on the Chianti hills. In the recently renovated annex, the SPA was equipped with a Jacuzzi for 6 people, a steam room and a CD radio. For your “Dinners al Fresco” you will have the opportunity to take advantage of the large gazebo equipped with tables and chairs that overlooks the pool. The grill, the pergola on the pool and the laundry room with washing machine complete the property. GENERAL INFORMATION ABOUT WEDDING:   Reservation on a weekly basis, from Saturday to Saturday from April to October - Unless otherwise agreed The villa is licensed to host weddings with civil ceremony. NUMBER OF THE GUESTS: max 100 people in the garden – max 30 people inside the house (in the main dining room). MUSIC: SIAE music permission is required. It can be played until midnight; EXTRA COST: A wedding extra charge of 20 € per person is required for: extra electricity for the wedding day - extra cleanings in the garden, kitchen, gazebo, pool, etc - the presence of 1 supervisor during the entire duration of the marriage. SUPPLIES: The villa is equipped with tables and chairs, both indoor and outdoor for around 20 people. All equipment and furnishings can be used at no extra cost (barbecue, chairs, tables, outdoor lounges, kitchen, etc.). Laterally covered gazebo for events - 110 sq m - It can host about 80 People in case of bad weather condition – rental, assembly and disassembly sliding and resalable walls require an extra cost CATERING: In-house caterer A fully equipped catering service is available. The catering will arrange the dinner/lunch for the wedding as well drinks, wine (if requested), table service, preparation/rental of the tables and chairs, wedding cake (if requested), cutlery, tablecloths and glasses. Having an in-house caterer for your venue means that your catering staff have full knowledge of the venue's specifics and service flow, which means less room for error on the day of your event.
