Sitting atop the highest mountain peek in Concan, this fantastic setting ensures majestic views of the Frio River, mountain range and Frio valley as it winds along the river bank. Awaiting you is a stylish hilltop home hidden behind massive custom made rock wall and steel gates for ultimate privacy and safety. Private but central to everything in Concan. The space Floating the Frio River, Garner State Park, Neil's, Hippie Chicks, Frio Valley Golf Club, horseback and helicopter rides are just minutes away! When you arrive, you have space for up to 5 vehicles on the cul-de-sac above the property, outside the gates. The home has newly installed 37" hand railings for the walk to the front entrance. Bethel is a private-single-family home with great amenities for children/kids/teenagers. Has 300 Mbps internet speed and is 2 miles from the Frio River, 10 minutes from Garner State Park, 2 miles from local outfitters and 4 miles from golf at Frio Valley Ranch Golf Club. LIVING and KITCHEN AREA Families love the open concept great room and kitchen that connect to 6' x 6' picture window, sliding glass doors and upper transom and kitchen windows to take in the amazing views. The kitchen has multiple coffee makers, new electric cooktop and oven as well as a dishwasher. We have one refrigerator in the kitchen and an additional full size refrigerator on the bottom deck to handle all your food and drinks. The kitchen is well prepared with needed cookware and glassware to support any type of dinner you hope to prepare. We have a spice cabinet with certain items you may forget from home. The large picnic size table can seat up to 10. The living area has a 43" ROKU TV and also set up to watch DVD's or play games. Wifi throughout the home is wireless as has speeds of 300 Mbps. The great room has a very comfortable leather sofa and loveseat as well as sitting chair an ottoman. In the armoire, under the built-in seating under our frog mascot and under the TV you will finds games and toys galore. Items are there for kids age 2 - 80, have fun! MASTER BEDROOM The Master is spacious with a comfortable king size bed and extra pillows and blankets. There is a new 60" ROKU TV just next to the on-suite. There is a beautiful loft with an additional queen size bed as well as a separate area with a queen size futon. You have a barrel chair that sit next to the glass doors with a breath taking views. You have a full bath on-suite with stonework and woodwork galore. Comfortable shower and fresh linens await. SECOND BEDROOM The second bedroom is just past the second full bathroom (stonework in this bathroom too). In this room is a comfortable queen size bed with great storage and lights for reading for the ultimate retreat bedroom. Extra pillows and blankets just in case. THIRD BEDROOM The third bedroom is the bunk-room. Two sets of twin bunkbeds setup for comfort for 4 folks. The room has a 32" TV specifically setup for DVD's. DECKS There is over 1,000 square feet of decks for you to explore and fully take in one of the most amazing views in Concan if not the entire Hill County. The decks have multiple seating and eating areas on both decks. Not only functional but very comfortable. BBQ area On the upper end of the property you will have another private seating area as well as BBQ pit area. Both great spots to visit and prepare meals and yes, kitchen is well supplies with BBQ cooking utensils. Guest access Entire home is available to guests. Only exceptions are two locked closets for maid services personnel. Other things to note Bethel Home Policies and Conditions (Airbnb) Local Contacts: Angie and/or Greg LENGTH OF STAY A 2 to 3 night minimum stay is required depending on being in or offseason. Discounts are available for stays of 1 week or longer. AGE REQUIREMENTS You must be 30 years old or older to rent our home. Age will be confirmed after booking via Airbnb and a copy of your TDL or passport for our insurance requirements. VEHICLE COUNT An accurate vehicle count is required prior to your stay due to limited parking at this mountain home. BOOKING AND PAYMENT To request a booking, complete the information required by Airbnb and the request will be forwarded to us. We will respond within 1-24 hours. If accepted, the entire amount of the booking will be billed to your credit card via Airbnb. CLEANING FEE The $250 cleaning fee per stay includes cleaning of the entire home, fresh linens made up for every bed, fresh towels and washcloths as well as starter paper products and trash bags. CANCELLATION POLICY If your reservation is cancelled at least 30 days before the date of arrival, 100% of the amount paid will be returned. If cancelled after that time there is no refund. REQUIRED TAXES ADDED TO YOUR NIGHTLY STAY Published rates do not include the applicable county sales and hotel/motel tax. Those taxes will add up to an additional 6% and added through Airbnb. We will cover the 4% county tax. PETS A Pet at Bethel must be pre-approved and will include a $75 non-refundable fee per pet, maximum two pets per stay. Visitors who bring a pet without pre-approval will be asked to leave with no refund, and will be charged $500. TERMS AND CONDITIONS This contract constitutes an agreement between the Guest - defined as the individual who has made the reservation request and Eternal Rewards, LLC. That Guest is also responsible for any other Guests that stay or visit the homes. The restrictions, conditions and limitations described below are included as part of this agreement. RATES AND ACCOMMODATION SUBSTITUTIONS All prices, services and amenities are subject to change without notice. If a serious maintenance or unforeseen issue occur during your stay, Eternal Rewards, LLC. reserves the right to move guests to similar accommodations. AGE REQUIREMENTS Eternal Rewards, LLC. only rents to responsible parties. A responsible party must be 30 years or older to rent. A State Drivers License or other acceptable ID is required prior to receiving a detailed welcome letter at least one week prior to your stay. Eternal Rewards, LLC. does not allow rentals for Wedding Parties, Fraternity Parties, Bachelor or Bachelorette Parties. Eternal Rewards, LLC. reserves the right to refuse service. PRIVATELY OWNED HOUSES The Guests understands that the accommodations are privately owned and furnished by Eternal Rewards, LLC. and come as advertised. Eternal Rewards LLC. is not required or obligated to provide additional furnishings or equipment. If you remove or change configurations on televisions, the service could be interrupted and you may not have TV during your stay. Our maintenance team will not come out for television problems you have created. If the major appliances including air conditioning become inoperable, Eternal Rewards LLC. will exert every effort to have them repaired. Eternal Rewards LLC. cannot guarantee the time required to make repairs. Guest understands that Bethel is furnished in relation to Eternal Rewards LLC. taste and will vary. Please take care of the property as you would your own. The kitchen is well equipped with basic cooking needs (dishes, silverware, pots, pans, coffee makers, microwaves and toasters). Bethel is inspected by our Housekeeping Team prior to your check-in and upon your check out. Any missing items, broken items, smoking, unauthorized pets, excessive cleaning, soiled/stained towels, or trash removal will be billed to your credit card on file. NO DAILY MAID SERVICE You are responsible for daily clean up during your stay, there is no daily maid service. We have what is termed “Owner’s closets”. These areas are locked and off limits areas to the Guest. We perform inspections after departure to confirm they remained secured. OCCUPANCY LIMITS AND HANDICAP ACCESSIBILITY Bethel has occupancy limits that are advertised on Airbnb. These limits include the TOTAL of adults and children and are not to exceed 10. Be sure that you are aware of these limits prior to reserving the unit. If you have more than the allowed occupancy limits staying in the rental property, you will be asked to leave without refund. Bethel is not handicap accessible SERVICES AND AMENITIES Bethel has special amenities including, but not limited to: elevated decks, elevated drives and BBQ pits. Unless otherwise posted, Guests are allowed reasonable use of these amenities during Guest’s rental period. The Guests recognizes that there are inherent risks in the use of these amenities, which may include personal injury and property damage. Guest’s agrees to use the amenities in a safe manner and follow any instructions regarding the use of the amenity. Guest’s recognizes that there are risks to children in the use of many of the amenities provided with the property. Guest’s recognizes that there are risks to the use of any of the amenities provided if they are used in a manner for which they were not designed. The Guest’s further recognizes that the use of these amenities may be UNSAFE if: used for an extended period of time; used by individuals who are pregnant or who may be pregnant; used by individuals while under the influence of drugs, alcohol or medication, or; used by individuals with certain health risks. The Guest’s acknowledges and assumes all risks for the use of any amenities provided with the rental property and Guest’s further agrees that Guest is wholly responsible and liable for any injury or damage to persons or property as a result of their use of the amenities provided with the property. Guest’s further agrees to indemnify, save, protect, defend and hold harmless Eternal Rewards LLC. And OWNERS of the property for any damages, costs or attorneys fees incurred as a result of any injury, death or damage from the use of the amenities. The Guest’s agrees to assume sole responsibility in relation to these risks and Guest’s agrees Guest’s are responsible and liable and will pay for any damages to these amenities caused by Guest’s misuse or negligence. A/C Air conditioning is monitored and should not be lowered below 72 degrees. Lowering below that temperature increases the chance of the unit freezing up and putting you without A/C on very hot days. Each day the unit is operated below that temperature, a $25/day fee will be added. PARKING Guest’s agrees to use only the parking spaces provided by the property. If you block anyone’s driveway, utility easement or do not observe the appropriate parking places provided, the offending vehicle will be towed at your expense without notice. No RV’s, ATV’S, campers, or trailers are permitted. Violation of this will result in being asked to leave without refund. SMOKING If the home has been smoked in during your stay, there will be a $1,000 fine assessed after checkout. The outside decks are also non-smoking areas. If cigarette's, matches or any other smoking items are left on decks or on the land, a $500 fine will be assessed after checkout. BBQ The designated BBQ area has a metal sealed can specifically for collection of your used charcoals. If you cook for more than one day or wish to clean the BBQ pit after use, please put them in this metal container. DO NOT UNDER ANY CIRCUMSTANCES EMPTY THE USED CHARCOALS ON THE LAND OR PROPERTY. There is a $500 fine for those putting used charcoals on the land due to the extremely dry conditions here. EXCESSIVE TRASH If excessive trash is discovered in the rental property or outside the rental property you will be charged $100 for cleanup. Place all trash in trash bags in the trash bins provided outside the home at street level. Do not throw lose trash in cans without being put in trash bags first. NEIGHBORS Please observe any no trespassing signs for any neighborhood properties. The owners are very serious about no trespassing on their property and will call the police. Please be respectful of your neighbors. Many of these are permanent residents. QUIET TIME No loud music or outside parties after 10:00 p.m. Residents will call the police and, if necessary, you will be asked to leave without refund and fined $250 if an Eternal Rewards LLC. representative is dispatched to the property for excessive noise, foul language or amplified music. Observe speed limits at all times. The streets are narrow, please give way for oncoming traffic and take your time. There are many small children living and/or visiting as well as hundreds of deer crossing the roads unexpectedly. RESPONSIBILITY Eternal Rewards LLC is NOT responsible for lost, left or stolen items left in/on the property. LIMITATION OF LIABILITY Guest’s and visitors agrees to indemnify, save, protect, defend and hold harmless Eternal Rewards LLC and the OWNERS, it’s agents, vendors or assignees of the property for any and all claims, actions, suits, demands, damages and costs related to defending same, including attorneys fees incurred as a result of any injuries to persons, death or damages to property, including any damages that are the result of the negligence of Eternal Rewards LLC. or OWNERS, it’s agents, vendors or assignees. Representatives from Eternal Rewards LLC. have the express right to enter the rented properties at any time, with or without the Guest’s consent to inspect the property or perform routine maintenance.
