1 king bedroom guest suite in a modern farmhouse style duplex. This unit has a private entrance in the front and has small covered porch with 2 rocking chairs. There is another listing adjacent to this one that enters from back. Living area w/ high vaulted ceilings, kitchenette w/ island and bar stools, private bathroom w/ walk in shower. Private parking in front of unit. All linens and basic supplies provided. Please see other listing details for specifics on exactly what is provided. The space The large open plan interior 600 square foot space will allow you to spread out and feel at home. Please be aware this is a duplex, 2 separate studio apartments. We rent each side to a couple. There is a dead bolted door adjoining the 2 spaces. Each is a totally separate unit, there is no shared space. You have your own private parking and entrance. The shared wall has rock wool deadening insulation as well as sound dampening drywall. You may still hear some muffled sounds. So we ask that you respect your neighbor. This unit is on the right side. It has a small porch in front of the door and the entrance is in the back of the house. The front unit has the front porch and that is a separate listing. Please READ Carefully. There is………….. NO stove in this unit. ONLY has: microwave, refrigerator with freezer, k-cup coffee maker. This is NOT a fully stocked kitchen. No Paper Towels We provide: microwaveable……2 plates, 2 bowls, 2 mugs & 2 sets of silverware, McCafe K-Cups, creamer, sugar, 2 Mega size toilet papers, shampoo/body wash combination bottle in the shower, hand soap bottle on the bathroom sink, iron & ironing board There is a Kroger grocery store a couple minutes down the road. NO smoking please NO Pets NO Kids ONLY 2 adults allowed NO EXCEPTIONS Do Not open windows due to humidity. Also in the past guests forget to close windows when they leave. Guests may also forget to turn off air system while windows are open which in turn make the air system work too hard to fight the humidity. We purposely leave screens off to discourage opening windows. Open windows ONLY for emergencies. Do Not go past the brick house in the back. That is private property. A bug might walk in the house . Just beyond us is a marsh. The hot humid climate means lots of bugs! We spray for bugs . So one might crawl out and die. We will not issue refunds because a guest saw a bug. And once again if you didn’t catch it there is no stove in this unit. Please don’t call us saying there is no stove because we are telling you 5 times in this description. Guest access Do Not go past the brick house in the back. That is private property. Other things to note Any issue the guest has with the unit shall be immediately reported to the Manager via the Airbnb messaging service. Guest understands the manager shall have a reasonable amount of time to address any concern. Any issues presented to the manager by the guest not preventing reasonable and habitable occupancy of the Unit shall not constitute a breach of this agreement or give the guest any right to any refund or rental adjustment.
