Private Studio in Beautiful Country Setting

Welcome to our charming Studio nestled within a lush landscaped private fenced compound. .It offers a sense of seclusion while conveniently situated near all amenities. Our Studio is not a room in someone's home. It has its one entrance and features a bathroom, mini-kitchen, queen bed, shared Washer/dryer. Enjoy your private outdoor space under oak trees or relax in the outdoor clawfoot bathtub. We have very fast high speed internet and an EV charger for your Plug in vehicle. The space The Studio is not a shared space. It is a one room Studio with a mini kitchen and bathroom. It has a private outdoor area. The only shared space is the laundry room The Studio is approximately 325 square feet. It has off street parking, it is fenced and gated and very private. There are lot's of windows with plenty of air and light. it is newly remodeled, with beautiful vinyl wood like flooring. There is a quiet Mini Split for Heating and Air, a 48" flat screen TV, Hi Speed WIFI internet. The bathroom has a shower only. There is a beautiful private outdoor shower and clawfoot bathtub in a garden setting. There is a kitchenette with Mini fridge, hot plate, toaster oven, coffee maker. hot water kettle, microwave, dishes, glasses utensils. one Queen bed, Table/desk, cupboards and shelves. There is a 2nd small Fridge in the Washer Dryer shed if you need more room for food. (this is yours only and not Shared). There is an EV charger on the property, please notify the host before booking that you would like to use it. A deposit is required and you will be required to pay all electric charges for charging your vehicle at the end of each month or end of your resevration whichever comes first The property is a fenced and gated compound with a main house and guest Cottage and Studio. They are all fenced off from each other with 6 ft tall wooden fences. . The entire compound is beautifully landscaped. There is an outdoor dining area which faces a 1/3 acre of vacant land. It is only minutes to Hiking trails, and biking. STAIRS: after you park your car there are 10 stairs you have to walk up to access the path to the Studio. It is well lit at night as is the entire property. If stairs are a problem please contact the host before booking and we may arrange for you to park in another spot that has no stairs. (THERE IS A NO STAIR OPTION) Please advise Host before booking if you need a way to walk to the Studio without using any stairs. There is a property manager/ Handyman available if you need anything and we are available for your needs. Just call or text anytime.. What people love about it is how you feel like you're living in a secluded mountain retreat yet you are minutes drive from all amenities. You are only minutes to 101 freeway and all amenities including; Restaurants, Night spots, music venues, health clubs, Trader Joe's, Whole Foods, Gelsons, Lassens, Sprouts, Yoga, Pilates, martial arts studios, movies theaters, including the recently renovated Oaks mall, golf courses, tennis courts etc. Santa Monica is 45 minutes, Santa Barbra 55 minutes, LA 45 Minutes, Ventura 30 minutes, Malibu Beaches 25 minutes. LAX 60 minutes, Burbank Airport 50 Minutes and Amtrak 15 minutes. !0 minutes to Amgen. 12 minutes to Los Robles Hospital Guest access There is off street parking for 1 car on one of our driveways. If there are two guests and you need an extra space for a 2nd car, let me know and I will see if I can accommodate you. The washer and dryer is in shed. and outdoor outdoor clawfoot tub and shower, is shared. The Studio guests may enjoy the yard space behind the studio. Other things to note Reading and abiding by the Studio rules and manual is important and required. We may allow one very small dog that stays with you at all times and is not left alone. No Cats. If you have a dog please let s know the size and details before booking. Please do not hesitate to call or text host with any questions or issues. You will be provided with a set if Studio Instructions, rules and guidelines. Please read and abide by them. If you do not have at least 4, 5 star reviews on Airbnb from past rentals as a guest, please do not instant book, Message us so we can talk about it. We would probably like to get your permission to run a background / credit check plus a video call with you right after you book. we might also want to check references as well. If we are uncomfortable with anything we find then you agree to cancel the reservation. If not we will do it on our end. The Studio has its own separate entrance. It has been soundproofed High speed WiFi 500/500 PARKING: There is off street parking, There are some stairs to get to the studio. If stairs are a problem for you, please message us before booking and we may may assign you another parking spot that does not involve stairs. GETTING IN: Code will be provided. INTERNET: 600mps/600mps The network TPLINKguesthouse password Skylineguest. Quiet time 9pm-8am. We still ask that you keep TV and music volume down and please no jumping up and down. WATER: All the water to the house is filtered with whole house filters (NOT Reverse Osmosis). We are o a septic system so there are septic guidelines that must be followed. (See Studio Manual) If there is a power outage there are certain guidelines to follow. (See Studio Manual) There are no taxes add in Ventura County. Taxes on Airbnbs are county by county. Some charge them some don't. We do not, . AT&T cellular service might be spotty in this area, however our hi speed wifi has you covered. Simply enable wifi calling and stay connected.. Other cell services, such as Verizon, are no problem. We are on a Septic system and in the house rules there are important details to know regarding what can go into the septic system through the toilet and drains. The washer dryer is in an outdoor shed that is shared with the Guesthouse guest. The guesthouse has all even days and the Studio has all odd days as wash days. There is also a Main house on the property with its own seperate driveway, entrance and fenced yard. The Studio is part of the Guesthouse but has it's is a seperate netrance and yard. There are two shared walls but they have been double walled and sound proofed. There has been no noise issues. (See house rules). We are surrounded by nature and you might see, some wildlife. Deer pass by all the time. Mountain Lions live in the Hills and they have been occasionally sited on our street. There have been only a few mountain lion attacks in the last 40 years. I lived there for 23 years and never saw one.
