Location Set in Gallatin’s quiet Sunset Bay Resort neighborhood — only 5–7 minutes to groceries, Starbucks, and restaurants, and 35 minutes to downtown Nashville. Deer graze in the yard, geese paddle by at dawn, and sometimes a fox slips through the meadow at sunset. Guest access Guests have full access to the entire home and property — upper deck, lower patio, yard, shoreline and dock area, and firepit. Only two small owner closets are private. Parking: ample, well-lit driveway space for multiple vehicles, including room for multiple boat trailers. Launch ramps are nearby, and the neighborhood is quiet and walkable — perfect for morning strolls or bike rides. These guidelines help us protect that experience for everyone: • Guests must be 23+ to book • Photo ID and signed rental agreement required within 48 hours • Maximum 8 guests (excluding infants under 2) • No parties, events, or third-party bookings • Quiet hours: 10 PM – 8 AM • No smoking or vaping indoors or near windows ($750 fee) • No glitter, dye, or confetti ($1,000 fee) • Dogs allowed with prior approval + $75 per pet • No parking on grass or street To protect the property and ensure a safe stay: • Tampering with cameras = immediate eviction • Violations may result in removal without refund Water, Kayaks & Sauna Use Old Hickory Lake access, kayaks, and the infrared sauna are available for guest enjoyment and are part of what makes this stay so special. By booking, the primary guest accepts responsibility for the safe use of these amenities for themselves and their group. Life jackets are required when using kayaks or spending time near the water. Sauna Care To keep the sauna clean and enjoyable for all guests, please shower before use and avoid perfumes, oils, or heavily scented products. Infrared saunas can absorb fragrances, and additional cleaning may be required if needed. Shoreline & Water Access The protected shoreline behind Sunset Island offers calmer water, ideal for kayaking, fishing, and relaxing along the lake. Wildlife is part of everyday life here—deer graze through the yard, geese drift by in the mornings, and you may even spot turtles or a fox at sunset. The dock is permitted by the U.S. Army Corps of Engineers and may be enjoyed as part of the outdoor space, though it is not advertised as a guaranteed amenity. A Note About Our Shoreline Old Hickory Lake is a living, breathing ecosystem. After rain or changes in current, you may occasionally see driftwood, leaves, or natural debris along the shoreline—it’s simply part of lake life’s rhythm. We regularly tidy the area, but nature always leads here. Most days, the shoreline is clear and perfect for enjoying the water, fishing, or launching a kayak.
