The space West Yardley House lies in the heart of the seaside village of Downderry and commands amazing 180 degree views across unspoilt coastline. Next to the coastal path and dog friendly pubs and restaurants, less active guests can walk out to other superb eating venues and bus or taxi back !!!!!!!!!! The house is ideally located with a good road network to easily explore the Cornish coast, with the Eden Project also being not too far distant. You can also enjoy the delights of the linked village of Seaton, just a 20 minute beach walk away. We provide a full info pack on booking. West Yardley House accommodates up to 11 guests. On the ground floor is a twin bedroom (day bed with trundle) and en-suite shower room with a shower chair and grab handles for those with mobility issues. There are no steps, even to the garden, where you can watch the activities on the beach or have mobility scooter access to the beach. (see detailed info pack on booking). On the first floor are a family bathroom, and a further three bedrooms, one of which boasts a private balcony overlooking the sea, with tea making facilities and an en-suite shower room. The other 2 bedrooms will be 90 cm twins & a super king double, but can be changed if requested prior to your arrival day. In one bedroom you can add a z bed to make it 3 beds, kids love it, and it takes the capacity to 11. The open plan living space features a good-sized kitchen area and a living area with a sofa bed, best suited to the earliest risers, as well as a TV lounge area. We have super-fast fiber broadband. The property features a private terrace accessed from the living area, offering marvellous sea views, with garden furniture, fire pit, and a barbecue, perfect for summer evenings. There is a retractable light weight fence to enable you to keep children or dogs on this private area, beyond this a fence encloses the garden. Commanding an outstanding 180-degree panorama over the waters, there is direct beach frontage. Set within the beautiful large gardens is a smaller property East Yardley House, with its own private area, enabling a return with a larger or smaller group. Currently they are available for short breaks , minimum 3 nights. Then from 1st April to 6th June 2026 they are Saturday check ins, minimum 6 nights. From 1st June they will be combined to sleep up to 19 people, with a games room added. There is a shower and hose for sandy people and dogs and a number of seating areas including a beach shack which features a rather impressive wood burner. Named Beach View, there's room to dine in it or by night watch the sunset or the moon light shimmering on the sea. Electrically centrally heated, electricity, bed linen, towels, strong super-fast Wi-Fi and welcome pack are included. Private parking for plenty of cars next to the house, with EV charging available by arrangement. No smoking. Travel cot, highchair and free Bike/Kayak store are available on request. Fuel for the beach shack stoves, fire pit, and the lounge open fire included. Wheelchair access. As well as the beach, the local pubs and restaurant accept dogs. We accept 3 Dogs , but if you want to bring more please contact us first for pre-approval so we can see if we can accept them. Guest access The house is entirely yours to enjoy. with wheel chair access and ground floor facilities. Being the most quickly and easily accessed part of Cornwall, you can be on the beach just an hour from the Exeter M 5 junction 31, with most of the traffic heading off to the North or far end of the county. There is a bus stop and there are trains to nearby St. Germans. For a day out in Plymouth, you can catch a pedestrian ferry at Kingsand and Cawsand or a car ferry at Torpoint. Other things to note Be one of the first to discover this hidden Gem, new to holiday letting, this unique property is already attracting high scoring reviews and repeat bookings. We have pitched our prices competitively, compared to properties of a similar quality, in order to build a regular clientele. During the winter we offer shorter breaks of 3 nights and 5 during Christmas and new year, starting any day of the week. Because of high demand for this exceptional property we only accept bookings from 1st April to the end of October and February half term which are 6 or 7 nights or multiples of 7 nights checking in only on a Saturday for 7 nights. 6 nights can arrive on a Sunday depart Saturday or arrive on a Saturday depart Friday. If some or all your party were looking for a break of a day less than we offer please check the price for the longer period and consider arriving or leaving a day early, as the prices are still reasonable. We offer a discount for a months booking but respectfully request that you do not contact us with offers that fall well short of our expectations.
