Perry's Roost, Little Catley Farm

Tastefully converted hop kiln in idyllic rural setting surrounded by unspoilt 'Hamnet set' countryside, with black and white properties. Perry's Roost is a perfect base for exploring this beautiful area, with easily accessible walks and picturesque local towns. Catley is a walkers/cyclists paradise, multiple footpaths and quiet lanes in all directions from the door . Well behaved dogs very welcome but restricted to ground floor. Bedroom sleeps 2, in either a super king bed or twin singles. The space Perry's Roost is adjacent to a timbered to black and white farmhouse, and offers comfortable accomodation on 3 floors. Leading off the paved and lawned garden through a glazed stable door are the kitchen and shower room. Stairs to the first floor sitting room with sofas, offering elevated views over the tranquil surrounding garden, orchards and distant hills. Further stairs lead to the top floor bedroom with superking bed (can be made up as twin single beds on request). Providing guests with a comfortable, peaceful and enjoyable stay is my priority. Private terrace and off road parking. Due to the traditional construction of hop kilns with very steep slated roofs gales or severe winds can cause the slates to rattle (colloquially termed chattering). This happens only very occasionally but could cause disturbed sleep. This is a much loved rural, family property, famed and gardened closely to organic principles. Very occasionally a ladybird, spider, lacewing or grass cluster fly may try to seek refuge indoors after cleaning (we can remove them for you immediately!) but if their occasional appearance causes anxiety this is probably not the ideal place for you! Guest access Guests have a private terrace and access to surrounding grassed area but not to owner's main garden. The guest area is adjacent to a stream which is not fenced securely (for children or dogs). Hens may wander free and sheep graze in surrounding fields. Dogs can be exercised off leads in fields and orchards with no livestock. A walkers' paradise with easy access to public footpaths leading in all directions. The Wyche Way, Herefordshire Trail and Three Choirs Way are 2 fields away. The Malvern Hills and the Wye Valley, both AONB, are within 20 minutes. Quiet roads, lanes and bye-ways also provide wonderful cycle routes. The property is approached by a single track road. There is private parking for 2 cars, off road, within 10 metres of the entrance. Private car essential as no nearby public transport. The nearest train station is Ledbury (5 miles). Essential to book taxis in advance. Bus transport from Bosbury, 1 mile away, is infrequent. Other things to note Accomodation is accessed by steps and stairs to each level. Due to the unique nature of the converted building sufficient mobility to climb stairs is essential as the accommodation is on 3 floors. Handrail on one side only.
