Compact, sweet and comfortable - with everything you need, but we reckon you will spend most of your time in the garden! Compact studio house that offers all you could need, totally fitted out inside and a totally amazing position outside! It's the perfect base to come home to in the evening after a long day, touring the lake! Directly overlooking Lake Como's only Island, rich in history and sights to visit only steps away. This little studio is located in the garden of this historic villa. It was once a workers studio but has since been renovated into the sweetest accommodation. The previous owners of the villa, were responsible for the first idea of the helicopter, the "ElicoPlano" and apparently the plans and designs were drawn up at the villa. After the war the ground floor of the property became a well know restaurant on Lake Como. The area of Ossuccio is rich in history - the bell tower alone is worth a mention, beautiful and elegant, unique to Lake Como. The Isola Comacina, the only island of the lake, has historic ruins that have been lovingly renovated and can be visited with a guide or just wander the island by yourself. Just next door to the property is the museum and information point for the island and Ossuccio that is well worth a visit. Entering the garden, the Studio flat is to your left as is the area of your garden. A patio just in front with table and chairs, perfect to enjoy breakfast and meals outside and loungers under the splendid magnolia tree. The garden is a real relaxation spot to enjoy either with a book or a glass of wine whilst you take in the uninterrupted lake view and the cool breeze which is what we all need after a busy day discovering Lake Como! The studio offers a fully equipped kitchen corner with 2 hobs for cooking, sink and all the kitchen equipment necessary to cook your Italian meals, breakfast or snacks! Small table and chair and comfortable sofa bed. A bathroom with shower, wc, basin, bidet and washing machine too. Tv with digital channels and Wi-Fi are available. Ossuccio is a small residential village, well served by public transportation, C10 bus takes you to Como south and to Menaggio north, the closest boat stop is in Lenno but there is a private boat service that runs in the spring and summer to the island, Villa Balbianello in Lenno and Bellagio. Directly next door is the Lido of Ossuccio with lake access for swimming, along with a snack bar/restaurant that is very popular with the locals and that we recommend. Shops and supermarkets in Lenno are approximately 5 minutes by car or 15 minutes walking. There is a small grocery shop down the road and the street market in Lenno on Tuesdays is definitely worth a visit. Stop off and have lunch at the numerous restaurants in Lenno. You don't necessarily need a car as it is located near the bus stops but do take into consideration that walking will be involved! If you do come by car, it is good to know that parking is tight in Ossuccio, but there is a private parking spot that can be pre booked @ €10 per day to be paid in cash during your stay! Or of course public parking is also available at €2 per hour in the neighbourhood. Guest access Access to the studio apartment and the designated garden Other things to note ARRIVAL AND DEPARTURE TIMES Check in time is between 3 to 6pm. It is important that you inform us of your estimated time of arrival a few days in advance by email or via Air BnB message so we can arrange meet and greet services. If you do not advise us of a late arrival outside the stipulated hours of 3 to 6pm, we reserve the right to charge a €50 surcharge to cover late arrival costs, which will be deducted from your security deposit. Should you wish to arrive earlier than 3pm and your property is ready, we will be more than happy to conduct an earlier check in. Please make sure your call us ONE HOUR BEFORE YOUR ARRIVAL so we can be sure to be available to meet you for check in. Check out is prior to 10am. Please contact us if you require a later check out than 10am and we will do our very best to accommodate you. PASSPORT REGISTRATON We will request passports of everyone in your group on arrival for passport registration, this is for the local police and tourist stats for the Regione Lombardia. TOURIST TAX Please keep in mind that the municipality of Tremezzina charges a daily tourist tax of €3 per person (children below 14 yrs of age are exempt) for the first days of your stay. This amount is to be left in house in cash prior to check out. Thank you SERVICE CHARGE The service charge includes: linen, towels and final clean. HEATING Please note that heating is not included in the rate. In colder months, when heating is necessary, a gas meter reading will be taken at arrival and departure and correctly calculated and payable in cash at checkout.
