SPACE & LOCATION Large two bedroom apartment in the heart of central London. The apartment has two bedrooms, one has an en-suite bathroom and there is a separate guest bathroom off the hall next to the second bedroom. The apartment is available for short term visitors, ideal for people on holiday or business in central London. The apartment is on the first floor (one floor above street level) with around twenty stairs, and no lift/elevator. All windows have secondary glazing so the apartment is quiet despite being on a busy street. FACILITIES • TWO bedrooms each with a UK kingsize bed • Desk & chair in one room • Television with Apple TV and Freeview (basic cable) channels in each room • Large windows, lots of light. Luxaflex Silhouette blinds in each room - they are NOT blackout. • Spacious wardrobes in each room • Modern en-suite bathroom and guest bathroom (excellent water pressure) • Good quality, clean bed linen and fresh towels • Shampoo, conditioner, shower gel & hand wash • Travel plug adapters • Hairdryer • Lockbox/Safe • Iron & ironing board • Secure building with CCTV NEARBY • 30 seconds walk to Charing Cross tube/train station • 1 minute walk to Embankment tube station and the River Thames • 5 minutes walk to Trafalgar Square • 5-10 minutes walk to Covent Garden or Leicester Square • 10 minutes tube ride to Victoria/South Kensington • 20 minutes walk to Buckingham Palace GYM There are gyms a few minutes walk away. Day passes can be arranged for £8-15 per person per day. AIRPORT TRANSIT • Heathrow (LHR): 50-60 mins by tube, 30-40 mins by Heathrow Express (into Paddington) and tube • Gatwick (LGW): 40-50 mins by train (via London Bridge) • Luton (LTN): 30-60 mins by train (into St Pancras) and tube • Stansted (STN): 50-70 mins by train (via Liverpool Street) and tube • Please contact me for local taxi prices or the most suitable option for your group CHECK-IN/OUT Check-in will be a mutually convenient time, I work regular office hours so cannot always meet guests at their preferred time. However, with advance notice I can be flexible with check-in/out times depending on previous/next guests and our availability. Please send details of your estimated check-in/out time when booking. If you can't be flexible with this arrangement please do not book. EARLY ARRIVAL: for bag drops before the 4pm check-in time there is a £50 fee. LATE CHECK-IN: for check-in after the 10pm check-in time there is a £50 fee. IMPORTANT - PLEASE READ • This a non-smoking property • Guests will be asked to provide a copy of their ID/passport upon/prior to arrival, if you're not comfortable with this please do not book (this is to prevent unidentified people staying in my home) • VRBO charges (on my behalf) a security deposit of £1000 which is refundable at the end of your stay if the apartment is left in the same condition you found it at the check in PLEASE NOTE • The bedroom blinds are NOT blackout • The bed is a UK KING SIZE BED, apparently different to an American King size • This apartment is my home, as such the apartment does have some of my personal things in it, if you're not comfortable with this please do not book REVIEWS If you found other peoples reviews useful when making your booking please reciprocate, and build the VRBO community, by leaving a review for your stay. ------ IMPORTANT: HOUSE RULES ------ LISTING DETAILS Please read the listing carefully and understand what you are booking. Please clean up after yourselves. RUBBISH/TRASH Please separate rubbish in the kitchen bin. Recyclable items are placed in the right hand bin and non-recyclable items in the left hand bin. There are street bins very close to the building entrance that you can drop rubbish. If you have questions please ask. GUESTS 1. All overnight guests should be included and identified in the booking - if you do have overnight guests that aren't included in the booking you will be asked to leave immediately, no refund will be given. 2. All overnight guests and daytime visitors must be communicated to the host BEFORE arrival. The maximum number of: - Overnight guests who are included in the confirmed booking is 4 (FOUR) - Day visitors, where the host has been notified prior to arrival, is 2 (TWO) PLEASE DO NOT IGNORE THIS RULE. This is in place to ensure the safety & security of my home, my neighbours and the building. Failure to comply with this rule will result in guests being asked to leave, no refund will be given. 3. You are responsible for the behaviour of any guest you have in the apartment, and in accordance with standard VRBO terms you are ultimately liable for the full cost (not just the security deposit) of any loss or damage caused by you or your guests. The maximum overnight apartment occupancy is FOUR people. SHOES Please take your shoes off when inside the apartment. Please leave them in the hallway. SECURITY Please ensure the all windows are locked and the apartment door is closed securely when you enter OR exit the apartment. Please ensure that the building door is closed completely when you enter or exit the building. IDENTIFICATION Guests will be asked to provide a copy of their passport upon OR prior to arrival, if you're not comfortable with this please do not book (this is to prevent unidentified people staying in my home). If you are unable to provide ID you not be able to check-in - and ultimately forfeit your stay. NEIGHBOURS You won't hear the neighbours - please don't let them hear you either. Please try to minimise conversation and avoid letting doors slam in the communal areas of the building. SMOKING Both the apartment and the building are strictly no smoking, you will have to go to the street to smoke. Failure to comply with this rule will result in you being asked to leave immediately, you will forfeit the rest of your stay. Charges will be made for professional cleaning of soft furnishings and associated charges as follows: - Sofa (£350) - Headboard (£50 per item) - Dining Chairs (£30 per item) - Drying equipment rental (£90 per item rented) - Congestion charge (£15 per day) - Parking (£40 per day) - Additional charge for ONE night to compensate adjacent bookings. All invoices for the cleaning will be provided to VRBO and the guest. The above charges are IN ADDITION to the standard £80 cleaning fee. These charges will be claimed from the security deposit. There are no exceptions to this rule. SECURITY DEPOSIT VRBO charges on our behalf a security deposit of £1000 which is refundable at the end of your stay if the apartment is left in the same condition you found it at the check in. KEYS Please don't be the first guest to lose your keys! You'll be charged £80 PER SET OF KEYS if you lose them. CLEANING The cleaning charge covers a regular clean, this DOES NOT extend to removing excessive amounts of rubbish/trash, cleaning vomit, soiled sheets etc. , in these situations additional cleaning and laundry charges apply. Please treat the apartment with the same respect you would treat your own home. COMMUNICATION The power of communication is highly valued.
