Simple, cozy, and thoughtfully designed for peaceful stays. The space Relax in this peaceful 200 sq ft studio featuring a full‑size bed with 100% cotton sheets and blankets. We use natural, plant‑based laundry detergent, and provide natural shampoo, conditioner, and body wash. Kitchenette & Living Space: Open‑concept kitchen handcrafted by my husband with wood countertops and custom shelving. Fully equipped for light cooking with a single hot plate, full‑size toaster oven, microwave, small fridge/freezer, toaster, tea kettle, filtered water, and complimentary coffee & tea. Bar counter with stool perfect for morning coffee or evening reading. Enjoy cozy touches like our art‑filled décor (we’re local artists and collectors), a small sitting/reading nook with lamps, and wonderful natural light during the day. Blackout blinds ensure a restful night’s sleep. Bathroom: Compact but well‑equipped with a stall shower, toilet, and large multi‑use sink (also for dishwashing). Privacy curtain provided instead of a door — please note this is not soundproof. Outdoor Space: Private fenced patio with a café table and seating for two — your quiet outdoor retreat. The Property: The studio is in our backyard with your own fenced entrance and patio. Hosts live on‑site and respect your privacy. Please let us know if you plan to have visitors to ensure everyone’s comfort and safety. Location: Close to downtown, UT, North Loop, and Burnet entertainment districts. Easy access to highways, public transit (bus & light rail), and plenty of free, safe street parking. House Rules: 🚭 Smoke‑free and bacon‑free property. Please no smoking anywhere on or near the property. 🍳 No bacon policy: Due to past issues with lingering odor in the small space, guests who cook bacon and don’t clean up properly will be charged a $50 deodorizing fee. Thanks for understanding! Quiet hours: 10 pm – 8 am No pets A bright, creative, and comfortable space — ideal for mindful travelers who appreciate cozy details and a clean, peaceful home base. Guest access Attached to the main front house, the studio has its own dedicated walkway and gate, so guest interactions are minimal — you’ll have plenty of privacy throughout your stay. 🚪 Check‑In & Parking When you arrive, you’ll enter through your own gate — the wooden gate to the left when facing the house (not the driveway or main sidewalk). Access via brick walkway from the street curb leading directly to your gate. Free street parking — typically available right out front. Please park so another vehicle can also fit, and be mindful not to block neighbors’ driveways. Other things to note 🛎️ Access & Arrival You’ll have your own semi‑private entrance and fenced patio, accessed through a separate gate from the main house. To enter: Use the wooden gate on the left when facing the house from the street (not the driveway or main sidewalk). You’ll see a brick walkway from the curb that leads directly to your gate — this is your entrance. Walk down the fenced pathway past the main house and front studio entrance to reach your private patio and door. Free street parking is usually easy to find right out front — please park so another vehicle can also fit, and avoid blocking driveways. For guest safety and property security, we have one exterior camera facing the street, gate, and walkway only. 🏡 Property Notes The Garden Studio is located in our backyard and attached to the main house, but the space and patio are fully reserved for you. Please, no parties or unregistered guests without prior approval — we want to maintain a quiet and secure environment for everyone. We’re centrally located with easy access to public transportation, rideshares, and bike routes. 💚 Get $150 off monthly stays if you don’t have a car parked on the street.
