Whether you're here for a relaxing break, outdoor adventures, or a coastal family getaway, Kittiwakes offers clean, comfortable, and well-equipped accommodation in an ideal location. 🛏 Layout & Sleeping Arrangements: Ground Floor: Kitchen, utility area (with washing machine), WC, access to garage and enclosed garden First Floor: Living room with 50” smart TV, single bedroom, family bathroom Second Floor: Bedroom 1: Hypnos zip-linked bed (6-foot wide or twin singles) Bedroom 2: Double bed with deep mattress topper A travel cot can be added to Bedroom 1 on request when booking. All bedrooms include blackout blinds, desks/tables, and gas central heating controlled via a NEST thermostat. 🍽️ Fully Equipped Kitchen: Enjoy a modern kitchen with electric oven, gas hob, built-in fridge-freezer, dishwasher, microwave, and Nespresso machine. We also provide towels, beach towels, and linens, with weekly linen changes available for stays over 10 days. 🌿 Outdoor Space & Extras: Unwind in our small, enclosed garden with seating. The internal garage is perfect for storing bikes or prams and includes an extra fridge. Driveway parking is available for two cars. 🚲 Cyclist & Walker Friendly: Kittiwakes is a fantastic base for exploring the South Downs Way, Friston Forest, and Sussex Weald. Off-road cycle paths, quiet country lanes, and coastal trails are all within easy reach. Families are very welcome—but no parties, please. Guest access The whole house, including a small secluded garden, integral garage and parking spaces outside. Other things to note 🤝 Friendly Neighbours & Quiet Hours Our lovely neighbours are some of the friendliest people you’ll meet and may stop for a chat. Out of respect for their peace and quiet, we kindly ask that noise is kept to a minimum after 10pm. 🏡 Layout & Accessibility Please note that Kittiwakes is a three-storey home, with two bedrooms located on the top floor. This layout may not be suitable for those with limited mobility, especially given fire safety considerations. 🌡️ Heating & Energy Use Our heating system is managed by NEST technology for comfort and efficiency. The temperature is set to 20°C between 7am–10pm, and can be adjusted slightly to suit your preference (up to 21°C). In summer, heating is usually off but can be reactivated if needed. We kindly ask guests not to leave windows open while the heating is on to help conserve energy. 👶 Families with Children We provide two stair gates (stored in the garage) for families with young children. Please feel free to use them as needed and install them where you feel safest. ⚡ Electric Vehicles & Safety Notes For fire safety reasons, we are unable to offer EV charging at the property. However, we’re happy to direct you to nearby public charging stations—just let us know in advance. Please also note: no electric bikes or scooters are permitted inside the house or garage, following guidance from the local fire brigade. 🐾 Allergies & Pets To protect guests with allergies, we maintain a strict no-pet policy, with no exceptions. We appreciate your understanding. 🛏️ Bedding & Cleanliness FAQs All beds are freshly made for your arrival, with towels provided in every room—no need to let us know which ones you plan to use. We assume all beds may be used and clean them accordingly. For hygiene and peace of mind, all bedding—including mattress and pillow protectors—is professionally laundered off-site between every booking. 🌲December Bookings In December, you’ll find subtle festive decorations to bring a little seasonal cheer. There is no large Christmas tree, but if you’d prefer a decoration-free space, just let us know when booking and we’ll gladly accommodate your preference.
