Orchard Cottage,Aveton Gifford.

Orchard Cottage at Yabbacombe is located in a secluded, tranquil Devon valley. No longer a working farm and with over 30 acres of land there are beautiful gardens, ponds, meadows and woodland. Guests are welcome to explore and enjoy these extensive grounds and woods. Children often have great fun playing in the gardens and there is also a large grassed area for games - rugby, football, quick cricket. Fantastic beaches are only a short drive away, including Bantham, Bigbury and Thurlestone. The space Orchard Cottage is decorated in heritage colours and is furnished in a country style. On the ground floor there is an entrance hall, kitchen and large sitting / dining room. Upstairs there are three bedrooms, a bathroom with toilet, and a separate shower room with toilet. There is a large bedroom with king size bed and fitted wardrobes, a smaller bedroom with a double bed and freestanding wardrobe, and a third bedroom with twin beds and fitted wardrobes. Duvets, covers, sheets, pillows and pillow cases are all provided. All the bedrooms have scenic views facing south out over the garden and orchards beyond. The kitchen is fully equipped with an electric cooker, refrigerator, dishwasher and washing machine. There is also a separate larder with freezer, microwave and shelf space. The large sitting / dinning room has a wood burning fire, sofas, comfy chairs together with dining table and chairs. It is equipped with a large screen TV, DVD player and music centre. Access is from the back of the property into the entrance hall which leads into the kitchen. Large French windows in the sitting / dining room open onto the private enclosed patio and garden area which has a teak table / chairs and barbeque. There are gates that provide entry to the extensive main garden with its orchard, stream and pond. In spring the orchard is filled with daffodils while bluebells carpet the nearby woods. The valley is home to lots of wildlife and you may see a combination of pheasants, ducks, moorhens, herons, birds of prey, swallows, swifts, house martins, kingfishers, rabbits, badgers, bats, and the occasional deer! There is plenty of room for multiple cars to park close to the property. Guest access Access is from 4pm and guests are requested to vacate the property by 10am on the day of departure. One of the owners will normally be there to welcome you on arrival and show you around the property. On occasions when this is not possible keys are left in a place pre-notified to the guests. Other things to note During the school holidays we usually only accept bookings for full weeks and our changeover day is normally on a Friday. Depending on the length of stay there could be flexibility so please feel free to ask about alternatives. Orchard Cottage is adjacent to the Old Farmhouse (4 bedrooms) which is also available for rent. The two properties can be rented together providing an ideal venue for large family groups or friends that wish to holiday together (up to 14 people).
