Two upstairs bathrooms (one en-suite), a downstairs loo, large sitting-room with a wood-burner and extra-large sofa. Large well-equipped kitchen-diner with an oak refectory table to seat 10. Full-size fridge-freezer, dishwasher, microwave & washer-dryer. Brand new Worcester Bosch 30KW condensing boiler installed March 2025 to go with the pressurised hot water system. This means that the showers are high-pressure with plentiful hot water. Hotel-quality upholstered beds, with pocket-sprung mattresses and 100% Egyptian cotton white sheets, plus cosy quilted cotton bedspreads. Each bedroom has an antique mahogany chest of drawers and a mirror plus a luggage rack. The master bedroom and kitchen have spectacular views over the meadows towards the Cotswolds. A full-size cot plus a travel cot (with an extra mattress) are always in the house, plus baby bath, high-chair & stair-gate. Comfortable sitting-room with wall-mounted Samsung 55" Crystal UltraHD SmartTV and a football table plus books and games. Gravelled off-road parking with space for three cars. The part-walled rose garden has a teak table and ten chairs, plus a large kettle charcoal barbecue. It is securely fenced on the car-park side, with a gate and box hedging. Please note that we DO NOT ACCEPT DOGS. Early check-in/late check-out is available from 2pm onwards and up to 12 noon at a charge of £50 each - which you can request via AirBnB pre-stay. Guest access School Cottage is perfect for groups and families, as you have the whole house and garden to yourselves. There are three parking spaces in the carpark, which is shared with the neighbouring Old Chapel. Please note that we do not accept dogs or pets. Early check-in from 2pm and late check-out by 12 noon are available by prior arrangement for £50 each. Check-in before 2 pm and check-out after 12 noon will incur a charge for an extra night. Other things to note The house is equipped with a full-size cot plus a travel cot, sturdy high-chair, baby bath and a stair-gate. The walled rose garden has Berkeley Castle Kitchen Garden just the other side, plus fencing with a gate to the gravelled parking area. There is a level grass lawn with garden furniture to seat 10, plus a charcoal kettle barbecue (bring your own charcoal). Tesco in Cam is 3 miles away, and there's a Co-op and a One-stop in Berkeley which are open till late every day of the week. We also have a great chippy and a good Chinese, within 2 mins walk of the house. Please note that WE DO NOT ACCEPT DOGS. For safety reasons we do not allow guests to plug their electric cars into the mains supply of the house. Early check-in from 3pm and late check-out until 11 a.m. is available at £50 each, and can be requested via AirBnB .
