However, you can't beat what the city has to offer in this fantastic location - everything is within easy walking distance! ✜ Ducted air - conditioning throughout, large and fully equipped kitchen, open plan living. This apartment is set up well for business and corporate travellers, with fast reliable Internet, ample workspace, power boards/leads and excellent lighting. ✜ There is one secure free Carpark available onsite, allocated to the apartment (additional paid parking onsite also). ✜ Coffee & tea selection, Delonghi Nespresso coffee machine and complimentary pods, as well as sugar and milk provided for your convenience. Apartment configuration: - Bedroom 1: Queen bed - Bedroom 2: 2 x Single beds convertible to 1 x King bed upon request - Living room: 1 x Double sofa-bed, 2 x single pullout beds (both upon request) - Cot available *Note - 2 single beds are suggested for ages up to 17yrs only **King Bed option must be requested a min. of 3 days prior to arrival. Other things to note We are family friendly with a portable cot (which fits with ease in the second bedroom or living room), baby bath and high chair available. NOTE: Please be advised that the windows do not open this is required by body corporate for safety reasons. We hope for your understanding. The building is beautiful and quite new! "Things You Need to Know Before You Book" - ALL GROUP STAYS ARE MUST BE PRE-APPROVED. Please inquire prior to booking if you are a group. - We have rental agreement as part of our terms and conditions. Guest must sign the rental agreement. - We also require a copy of the their ID (front and back). This is separate from Airbnb identity verification. - We also require a Refundable Security deposit which we will be separate from your booking. See House rules for more info - For last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction. - All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week. - Only the bedding set out for your booked number of guests is to be used. Usage of any extra bedding without prior approval will incur charges of $50 per night per item used - Booking tax notice: Starting august 16 2023, A $10 booking tax is levied on per bookings to cover guest and identity validation Insect and Pests- QLD is a tropical climate in which insects, rodents, lizards and other animals such as possums and snakes unfortunately exist and you may encounter these pests during your stay. All of our homes are treated regularly with insecticides and the residue of these treatments may sometimes leave some dead insects in the properties. This is not a sign of infestation, rather that the treatment is working. Please notify us immediately if you see any live insects, so we may take appropriate action. An encounter with a pest inside or outside of your rental is not reason for termination of your rental agreement nor a refund of all or any part of your monies. You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or appointed tradesperson to enter onto the property at any time to effect or investigate repairs or complaints. All repairs will be affected as soon as practicable. On public holidays and after hours it may at times prove difficult to get tradespeople straight away. We will always do everything we can to minimise inconvenience caused but cannot issue partial refunds or give discounts. Maintenance issues will not cause for discounts or refunds. Please report any maintenance issues, if any, as soon as possible after your arrival, so that we can have the opportunity to rectify for you in a timely and efficient manner Only the number of persons advised on the website and confirmed booking, are permitted to occupy the premises. In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above. Upon booking, you are agreeing to our house rules and these requirements above. Thank you.
