The space It is a one floor apartment attached to a house with private accesses, the space is about 67 square meters. It consists of a bedroom, with two big bed (1.8m*2m +1.2m*2m), with curtain as separation. a living room, connected with the dining area and small kitchen, has an bedsofa which can be extended to a 1.6m*2m bed, and TV, bookshelves etc. a sun glass room towards to the garden with a big terrace and garden. The bedroom and living room are separated with a thin sliding door. Living room to the sun room is separated with a normal thick door. The kitchen is equipped with stove, fridge, microwave oven, coffee machine and press coffee, water boiler and other necessities. Barbecue in the garden is also available if you ask for it we can make it ready with additional small cost for gas. Laundry and drier machine combined in one in the toilet. TV can only chromecast movies, youtube, Netflix with your own smartphone. There is no channel. Other things to note This is a well-loved home, and while it is clean and well-maintained, it has some permanent marks and normal signs of use. With a strategy update, we decide not including departure cleaning, bed linen and towels in the scope. Guests need to clean the place properly and make the place ready for the next guests when you check out. If the next guests complain about the cleaning etc, a cleaning fee between 100-500kr will be negotiated with the guest and it will be charged back from you through Airbnb. Therefore it is also important to report immediately at the time when you check in and found that something in the scope of offer is missing or the place is untidy and that you require some sort of compensation. We normally have a cleaner checking the cleaning before next guests arrival, however, in some rare cases, the cleaner couldn’t make it in time and you should expect such situation in case you decide to book. It you wish to include departure cleaning, bedlinen, and towels etc in the booking, the price is between 300-500kr depending on how many people you are and it has to be communicated at least one ray before your arrival. 🌬 Ventilation & Heating The apartment has excellent ventilation with two automatic fans (bathroom and kitchen) and additional air vents in the walls. The front and back doors face each other, so opening both creates a strong draft — please close the doors promptly in winter to retain heat. • The apartment has underfloor heating throughout, and an additional electric radiator. • The temperature is normally around 22°C in winter, but you can adjust it slightly higher if needed. • The radiator will switch off automatically when the target temperature is reached. ⚠️ Do not cover it with thick or flammable materials when unattended. 📋 House Rules & Reminders Please help us keep the apartment comfortable for all guests: • 🧹 Clean the apartment before leaving, store back everything to the arrival status, Otherwise a cleaning fee between 300-500kr will occur. • 🚭 No smoking indoors. • 👟 Shoes off inside. • 🍽 Wash and neatly store all dishes. • 🗑 Sort garbage: • Food waste and other waste go in separate bins under the sink. • Take garbage out to the bit bins next to the parking area in the carport. • 🌿 Plants: • Summer (stays >2 nights): please water the plants in the sunroom, especially if the glass door is kept closed. • Winter: watering is only needed if the soil looks dry. • Indoor real plants: water once per week. • Plastic plants: do not water. • 🌐 Please do not unplug or disconnect the internet cable near the master bed. • ⚡ Unplug all appliances when leaving. • 🔥 Turn off the stove and water when not in use. • 🧊 Check that the fridge is closed properly. • 🚪 Close all doors before leaving. • 🛏 Place blankets and pillows neatly for the next guests. • 💡 Keep the plant lights on except when sleeping. • 🚪 Back door tip: Pull the handle gently toward you while turning the lock, then push to open. • 🛏 Extra blankets and pillows are under the bed. Please use your own bed linen and pillowcases. • 💡 The kitchen sink light has no switch — simply press the light itself to turn it on or off. ⸻ ⚠️ Emergencies In case of emergencies such as fire, power outage, or Wi-Fi failure, the hosts may need to access the apartment to inspect or fix the issue, even if guests are not present. ⸻ 💝 Notice for bookings from February 14, 2026 onwards A refundable cleaning guarantee of 500 SEK will be requested after booking and before check-in via the Airbnb “Request for money” function. This guarantee is intended to ensure that the departure cleaning is completed according to the house rules. The guarantee will be fully or partially refunded depending on the condition of the apartment at check-out, including the level of departure cleaning completed and whether bed linen and towels were used. The refund amount will be based on the time required for the cleaner to inspect and, if necessary, complete or correct the cleaning. Departure cleaning and bed linen/towel service can also be booked separately in advance. The cost of this optional service is typically between 300–500 SEK depending on the number of guests. If you choose this option and inform me before check-in, the guarantee fee can be applied toward this service. In most cases, a cleaner will inspect the apartment after check-out and before the next guest arrives to ensure the condition meets the required standard. In rare situations, due to cleaner availability, inspection may take place later in the day. If this affects your check-in timing, you will be informed in advance. You may leave your luggage while cleaning is completed, and reasonable compensation may be provided depending on the circumstances, not exceeding the standard departure cleaning service cost. By confirming the booking and accepting the cleaning guarantee request, you acknowledge and agree to these conditions. The end.
