Hinterbreiteneben is set in a dreamlike location – nestled in a 10-hectare organic wildflower meadow with rare plants and views of mountains, valleys and forests. Once a farmhouse and sometimes an aristocratic retreat, it now combines historic charm with modern comfort – from fiber internet to a panoramic sauna. Complemented by a chapel and inviting spots to linger. In summer Lake Lunz beckons, in winter ski resorts await, while cycling paths invite you from spring to autumn. The space The house accommodates up to 10 guests. It features several bedrooms with double and single beds, a cozy parlor with a large table – also perfect for board games – and a spacious salon. The house includes a fully equipped kitchen, several modern bathrooms, and an additional guest WC. Heating is provided by electric tiled stoves – some dating back to the 16th century – fully automatic and online controllable. Wood stoves and the open fireplace are available for extra atmosphere, but are not required to heat the house. On rainy days, the children’s lounge offers a cozy couch, TV, and a wide selection of DVDs. A board game collection and books are stored in the parlor’s wall cabinet. Outdoors, you will find a hot tub and panoramic sauna, a small chapel at the forest’s edge, and both sunny and shaded spots. Garden furniture, loungers, and parasols are partly set up, while extra tables, benches, and chairs are stored in the shed behind the sauna and should be returned after use. Please note: Some doors and ceilings are lower, the stairs steeper, and the waxed solid wood floors still show the marks of centuries of use – with visible hollows worn into the planks. These features are part of the unique historic character of the largely original Carthusian house. beginning 2026 we got a new Sauna Ofen and a new HotPot. Both is working great again now! Guest access The entire house is at your disposal; only the tool shed in front of the house is private.” Other things to note Access is via a gravel forest road. In summer, rain may cause ruts, so low-clearance sports cars are not recommended. In winter, 4WD or snow chains are required; the road is cleared regularly or on request. Please drive slowly and respectfully, especially through the forest – avoid noise and speeding. Out of respect for wildlife and hunting, which are part of the surroundings, please refrain from extensive walks in the forest at dusk, especially with unleashed dogs. Dogs are generally welcome upon prior arrangement – we also have a dog ourselves. History: For centuries, Hinterbreiteneben served as a base for farming the surrounding meadows and forests, as a hunting lodge, and as a retreat for summer leisure. It remained in the hands of the noble Seefried family before passing, through the House of Bavaria, to its present owner Johannes Hoyos. Entering the house, you sense its history: centuries-old wooden floors worn smooth, rustic farmhouse doors, and the quiet strength of thick stone walls. The original structure blends with restored infrastructure, evoking how dairymaids once made cheese in a heated iron tub, bread was baked in the stone oven, and hams smoked in the old chamber. Aristocratic families, too, gathered here for the hunt or a few restful days in the mountains. An inscription from 1796 on the main beam of the carved wooden ceiling recalls the age of Napoleon and Goethe’s “Egmont.” Local chronicles describe the village life around Hinterbreiteneben: forest farmers, livestock, modest harvests – and hunting, which remains a natural part of the landscape today.
