The master bedroom hosts a super king size bed with sofa positioned in the bay window, three further bedrooms hosting king size beds, desks and comfortable seating spread over the first and second floor. The bedroom on the second floor has amazing views overlooking the Firth of Forth over to Fife and East Lothian. Living space The large formal sitting room with open fire is south facing and a delight to sit in and relax. The family room with TV, open fire and chest full of board games are all situated on the ground floor. To reach the kitchen/dining area, downstairs loo and wet room you access via a short flight of stairs. The large well equipped kitchen dining room hosts a wood burner, two comfortable arm chairs and a generous kitchen table easily seating 8. We have just had a new kitchen fitted so all the modern appliances are installed. It is a great family kitchen to cook in whilst enjoying the company of others as they sit in dining area. Microwave, washing machine, dishwasher, double oven, induction hob. There is a downstairs loo and walk in wet room on the same floor. Outdoor space Our back garden is fully enclosed with an outdoor covered area housing a gas BBQ, heating and seating area. It’s a fantastic area to socialise and enjoy alfresco dining. There is a well appointed summer house which is perfect for relaxing and escaping! Free on street parking. Our house is a lovely family home perfectly suited for visitors wanting to explore Edinburgh and East Lothian. Other things to note We love living in Portobello, our house is so close to the beach. You can walk there in 2 minutes, stroll along the prom or take an early morning dip in the sea. The beach is very safe and we swim in the sea most days so great for anybody who enjoys outdoor swimming, paddle boarding or just paddling. There are great independent bars and restaurants in the area that we would be happy to recommend and there s nothing like sitting on the beach with a glass of wine or cup of tea watching the waves roll in. We live 25 minutes away from the city centre on a direct bus route and are 35 minutes drive away from the beautiful East Lothian with its many beaches and golf courses.
