This beautiful house is the home of style, space & quality which showcasing an impressive dual level layout with premium finishes, flowing and comfortable living and dining downstairs that extend seamlessly outdoors with the perfect balance of privacy & family, making it well suited for couples, friends, families stays, large group and corporate travellers. It is very comfy, able to entertain large group and still provide enough privacy if needed. Garage is not open for guest used, u can park 2 cars front to back on the driveway in front of garage and many free off-street parking. There is camera at the front house for security purposes. 1st bedroom: 1 queen bed and standing wardrobe (only 1 bedroom downstairs) 2nd bedroom: 1 queen beds and built in wardrobe 3rd bedroom: 1 queen beds and built in wardrobe 4th bedroom: 1 queen beds and built in wardrobe 5th bedroom: 1 queen beds, 1 double bed, en-suite bathroom and built in wardrobe Sofa bed only available if request at the time of booking This is not a party house so we don’t accept below: 1. No family/friend visit. No more people than number of guests booked. All bookings are required to book for number of guests come in the house, not number of guests sleep over. You will receive money request from us for extra guests. 2. From 9pm: No loud noise/Music, please stay inside the house with doors and windows close, no music/loud noise at the backyard, front house and front street which can upset our neighbours. Don’t book this house if you don’t sleep at night. 3.Guests are required to pay for house DAMAGES if any. If you break these 3 important rules above, if neighbours complaints about noise at night, if we notice more people than no of people booked, there is a party at night time and people in and out the house every hours from midnight, we will ask you to leave with no refund and request extra 1K. This is a duplex house, so neighbours can hear noise and they will notify us If you have a larger group, the duplex house next door might be available at the same time if you book very well in advance. You are welcome pay at the time of booking $75 extra to secure early check in before 3pm and $75 extra for late check out after 9am. This property is not a hotel so cleaning during stay can be requested in advance at extra cost. Downstairs: 1 bedroom with Queen bed, Deluxe kitchen is complemented with premium stainless steel appliances & dishwasher. This modern kitchen is fully equipped with stove, oven, grill, microwave, fridge, kettle, toaster, rice cooker, all plates, cutlery, crockery, cups and glasses. There is an undercover verandah with BBQ for outdoor entertainment. We appreciate guests to do all heavy cooking, deep fry, stir fry on BBQ outdoor. If you like you can cook your meals 3 times a day as if you were in your own home. The Laundry has a large washing machine, no dryer. There is an extra toilet, sofa bed in living room can be organise on request in advance. Upstairs: 4 bedrooms has all built in wardrobes. One of the bedrooms upstairs is a Master Bedroom with 1 Queen and 1 double bed, having its own ensuite with shower & toilet. Three bedrooms with one queen bed each and a large main bathroom with separate bath and shower. Towels are provided and beds are only make up enough for number of guests booking. Please book for the right number of guests to have enough beds make up, blankets, bed linens and bath towels. Please advise us well in advance if you need sofa bed to sleep. One bedroom might be locked if we have small group booking. Additional features include ducted hot/cold air conditioning throughout, gas heater downstairs, security alarm, fenced boundary for your privacy, wooden floor though out upstairs and tiles downstairs, camera in front house for security purposes. Taxi or Uber from and to airport. We are 3mins drive to Fairfield station/Fairfield hospital, 10 mins drive to Warwick Farm Racecourse/Riverside Stables/Liverpool hospital, 20mins drive to Parramatta, 30mins drive to Sydney Olympic Park Few other things to note: * Pet can stay with extra fee per pet per night * No visitor * No front gate, we have small back fenced garden * All appliances, air-conditioner, heater (except fridge) to turn off when no one in the house * If you stay on Monday evening, please pull out garbage bin to the street like the neighbour for collection early Tuesday morning. We really appreciate this. * Guests don’t have access to garage Sometimes we update furniture and decorations to refresh the house and renew bed linens but don’t update our pictures. There are two steps down from entry into the kitchen area, some guests might sleep on the sofa if you are in a group of 16 people. We only make beds for the number of people booked. Pet can stay with extra fee This house is one side of the duplex with one side attached to another duplex house, sound proof materials were built into the middle wall between two duplex for your enjoyment however some noise might be heard.
