The house is cooled by ductless and window unit A/C systems, and fans are provided in each bedroom and throughout the house. If you’re not a fan of A/C, open the many windows of this home to welcome that fresh breeze off the lake. For extended stays, the attached garage is available and more storage can be provided if needed. You’ll have plenty of private driveway parking, a large backyard, 90 feet of lake frontage, a dock and boat hoist (fits a standard speed boat - sorry no pontoons!) at your disposal. A perfect space for any season! Within a short distance you will find CMAC (1.5 miles - walking possible), Hobart and William Smith Colleges (20 minutes drive), Rochester Colleges and Universities (35 minutes), breweries, wineries, museums, and downhill/cross country skiing at Bristol Mountain Ski Center (20 minutes). Over 2600 square feet, including 2 bathrooms, 3 private bedrooms, and 3 lake-facing living rooms ( 2 with pull-out couches). Each bedroom offers a 32 inch smart tv. Fully equipped kitchen and outdoor patio with gas grill. Washer/Dryer onsite. Fire pit and beach access, with a large backyard perfect for lawn games. Dock/Hoist available upon request for standard speed boats (sorry no pontoons!) , please send us your boat specs. Accessibility: 2-4 steps down or up, depending on entrance used. Other things to note Must be 26+ years old to rent. Maximum 8 person occupancy. No parties or events. Day visitors are welcome, within reason and with advance notice: we appreciate you letting us know so we can direct parking. No pets. No smoking. Quiet hours 10 pm - 9 am (conversation around lakeside fire pit is welcome, just be aware that the lake amplifies sound). Please keep outdoor noise to a reasonable level - no loud music or large speakers. Thank you for respecting and caring for this home and neighborhood as if it were your own. Use of Shore Station manual winch hoist available on request - fits a standard size speedboat (sorry no pontoons!) - maximum weight 4,000 pounds. For larger boats or pontoons, slip rental available at Sutter's and Seager Marine, a quick 5 minute drive away. Water is 4 to 4.5 feet depth at end of dock. No diving please!
