The space Immerse yourself in the comfort of our spacious villa, designed with an open-plan living, dining, and kitchen area—ideal for family gatherings or group stays. The villa sleeps up to eight guests with three queen-sized beds across three bedrooms and a versatile sofa bed in the living room for additional guests or children. The fully equipped kitchen is ready for your culinary adventures, featuring a large refrigerator, oven, cooking hob, microwave, dishwasher, toaster, kettle, and coffee machine. Enjoy the luxury of two bathrooms: the master bathroom comes with both a shower and a bathtub, while the second bathroom offers a convenient shower option. Additional amenities include a small laundry area with a washing machine, fiber optic internet for seamless streaming, and a Smart TV loaded with Netflix, HBO Go Movies, YouTube, and other internet channels. Step outside to a serene terrace, complete with cozy outdoor furniture, BBQ, an 8-meter swimming pool, and a sun deck area with loungers for ultimate relaxation. Please note: While our villa promises easy access to the vibrant local scene of shops, restaurants, and attractions, its central location means you might hear ambient noise. Guest access Private Swimming Pool, Private Parking Other things to note Potential Construction Activity in the Area: Please be aware that a neighboring property will undergo redevelopment in the coming weeks/months. While the exact start date is unconfirmed to us, there may be some construction noise during daytime hours. CLEANING: Cleaning / Bed-linen change is included 1x per week for stays of 5 nights or longer. Additional cleaning services are available for an extra cost. UTILITIES: Guest must pay for electric (6 baht per unit) and water (40 baht per unit) during their stay. UTILITIES DEPOSIT : A cash deposit is required upon check-in to cover utilities. The deposit amounts are as follows: For stays up to 7 nights: 3,000 Baht. For stays over 7 nights up to 14 nights: 6,000 Baht. For stays over 14 nights up to 21 nights: 8,000 Baht. For stays over 21 nights: 10,000 Baht. The deposit will be refunded upon check-out, with deductions for utility charges incurred during your stay. CHECK-IN TIME: Guests should check in before 7:00 PM to ensure a hassle-free arrival. Arrivals between 7:00 PM and 9:00 PM, there is a late check-in fee of 500 Baht. Arrivals after 9:00 PM, there is a late check-in fee of 1,000 Baht. Please note that check-in is not permitted after 11:00 PM. LATE CHECK-OUT - Check out is at 11am. If you require a late check-out please contact us and we will try to accommodate you. Additional charges may apply. SHORTENED STAYS: Please be aware that once booked, we do not offer refunds for date changes, early check-outs or shortened stays. This policy is in place to prevent any disruption to our availability and to ensure that all guests have the opportunity to plan their stay with us accordingly.
