VENEZCHEZVOUS offers you the Clos des Belhiardes - lake & spa Entire and independent accommodation of 250 m2 with a beautiful terrace with jacuzzi and pétanque court. 4 bedrooms, 3 bathrooms. 8 people max (8 adults, 1 baby). Between lake and mountain for outdoor and aquatic activities (hiking, cycling, swimming, water sports, paragliding, hot air balloon flights, canyoning ...) The space Bright and spacious modern house within walking distance of Saint Jorioz beach, Lake Annecy located in a quiet cul-de-sac close to supermarkets. The property is also directly on the cycle path that connects Albertville to Annecy and the bus stop for Annecy. The property is situated in a peaceful cul-de-sac right next to the cycling path which runs all the way to Annecy and to the other side of the lake - no need to cross the main road. A spa / hot tub and an amazing games room which includes billiards, air hockey, table football, Playstation 5 as well as board games. An electric cargo bike and several other bikes available to guests in adult and child sizes. Upstairs there are three double bedrooms with one ensuite bathroom with a toilet and an additional communal bathroom and toilet. Two of the bedrooms have beds that are 160x200cm and one has a bed that is 180x200. One of these double bedrooms has a mezzanine double bed (160x200cm) accessible via steep wooden stairs that would be suitable for older children / young or fit adults but not young children or anyone with limited movement. Downstairs there is a smaller bedroom with double sofa bed (140x200cm) which has an ensuite shower and sink and a toilet close by. We also have 3 folding single beds and a baby cot that can be placed into any room you wish. So in summary there are 4 king size beds in 3 bedrooms upstairs bedrooms, one double sofa bed and 3 single folding beds. There is central (quiet) air conditioning for the upstairs level and electric fans available on the downstairs level. There is a large dining table with chairs for 8 diners and a fully equipped kitchen including raclette and pierre chaude. There is also a large outdoor dining table on the terrace. The salon has large sliding doors and electric shutters over the garden which runs on two sides of the house. Garden furniture and gas BBQ are available. The house is equipped with ultra high speed fibre internet together with the latest Tri-Band Mesh wifi system to ensure all your devices will have high speed internet access. Entertainment options include Canal Plus, YouTube, Netflix, Amazon Prime Movies, Sky TV as well as a Playstation 5, Billiards, Air Hockey, Table Tennis, Table Football and board games. There is a spa / hot tub, outdoor table tennis and games and several bicycles available for your use in adult and children's sizes. We offer a complementary range of bicycles for guest use including a superb electric cargo bike, 6 kids bikes, 2 adult bikes and 2 baby chairs. Please note that guests are responsible for checking the bikes are safe (brakes working, tyres inflated) and baby chairs are secured prior to use. Guest access The house is for your exclusive use except for the garage and one small room used for personal storage. There is a laundry with washing machine / tumble dryer available for your use. Other things to note Parties, late nights and stag and hen parties are NOT ALLOWED Arrival at 4:00 p.m. - 8:00 p.m. / 4:00 p.m. - 8:00 p.m. Departure at 10:00 a.m. The Nordic bath can be used until 11:00 p.m. maximum in order to avoid noise pollution and respect the neighborhood. From 10:00 p.m., music and noise pollution must be significantly reduced. A deposit of €2,000 will be requested when you enter the house by bank imprint (no cashing). In case of non-compliance with the house rules, we reserve the right to use it. The maximum capacity authorized throughout the stay is 8 people. Noise - We expect all our guests to be respectful of our neighbours and not make loud noise in the garden after 10pm in accordance with French laws and norms. This includes talking loudly outside which disturbs our neighbours sleep. Spa Use - Guests will need to maintain the spa chemicals during their stay. We have a remote chemical monitoring system so we will advise you how to do this. This is very important to ensure the water remains hygienic. It is important for everyone to shower before using the spa for safety and hygiene. There is an outside shower next to the spa for this purpose. please also shower after using the spa, to avoid chlorine damage to our towels. The spa must not be used after 10pm. Bikes - We provide several bikes for guest use. There are helmets available. Safety and theft avoidance if you choose to use the bikes are entirely the guests responsibility. Please ensure tyres are inflated to 4Bar before using to avoid getting a puncture. E-Bike -The electric cargo bike has a speed limit of 45kph and the motor can be damaged if this is exceeded. This means caution is required if descending hills. Guests are expected to leave the bikes in clean condition with no punctures prior to checkout so they're ready for our next guests.
