At the gates of Vienna, in a quiet side street, is the charming apartment by the idyllic natural pond. The spacious apartment on the ground floor of a cozy 2-family house offers everything you need for a pleasant stay. Just 25 minutes by car from the center of Vienna, you can enjoy the perfect combination of city proximity and rural tranquility. Shared use: house entrance, garden, bathing pond. Street parking. Dogs are welcome for a fee. The space Welcome to our cozy and spacious apartment with stunning garden views! On about 85 square meters, including a charming conservatory (please note that it is not heated in winter), you will find a bright and friendly living and dining room with a spacious kitchenette. The living area (about 45 m²) is equipped with a cozy living area (sleeping space for one person), perfect for relaxing evenings. The apartment offers two separate bedrooms that are ideal for couples or families. The larger bedroom (about 16 m²) has a comfortable double bed (180 cm wide), a dresser and a clothes hanger. The second bedroom, which can also be used as a children's room (about 10 m²), is equipped with a pull-out single bed (to 140 cm) as well as a small dresser and a clothes hanger. The bathroom is equipped with both a shower and a bathtub, while the toilet is separate. The conservatory leads directly into the garden and the refreshing natural pond, where you can enjoy nature to the fullest. The apartment is ideal for 4 to 5 people and offers you the perfect retreat after an eventful day in Vienna. Please note that the house entrance, garden and swimming pond are shared. The use of the garden, bathing jetty and bathing pond is reserved exclusively for our house guests. Street parking is also available. Dogs are welcome and may be brought for a fee. In order for all guests to find the apartment in a pleasant condition, we kindly ask you to observe the following house rules. With your booking or moving into the apartment, we assume that you accept these rules. To the parents: We kindly ask you to keep an eye on your children at all times. We cannot accept liability for accidents in the apartment, in the garden or on the jetty or in the swimming pond. Non-smoking apartment: Smoking is not permitted in the apartment or in the entire house. Quiet times: In order to ensure harmonious coexistence, we ask you to observe the quiet times. hours. From 10:00 pm, the night's rest applies according to our local statutes. Parties are not allowed in the holiday apartment, in the garden or on the jetty. In Keplergasse (cross street to Pestalozzistraße) you will find a bag dispenser for dog waste. Please dispose of this directly there, as the residual waste is only collected every 14 days and otherwise odor nuisance. Hygiene and cleaning: We ask you to pay attention to that your pet does not settle on beds, upholstery or the couch. The tenant is liable for any damage The tenant is liable for any damage. Strong dog odor can be long-lasting, so we ask you to to ventilate the apartment well on a regular basis. Pets are not allowed in the bathroom and in the bedroom. If your pet contaminates the apartment, it is your responsibility to clean the affected areas. If we need to do any cleaning, we will charge you for it. Supervision and consideration: Your dog must be supervised within the entire property. Please keep in mind that other people may have great respect and fear (e.g. children) of dogs. Liability: As a pet owner, you are liable for all your animal to the rental property, its furnishings and surroundings, and We assume that damage caused by the tenants' pets are to be paid by the tenant. Dog liability insurance is very helpful for this. Cleaning: Please empty the refrigerator before departure, but do not turn it off. Dishes, cutlery, pots and appliances (e.g. coffee maker, toaster, kettle) should be clean in the cabinets. Please do not dispose of any waste, food scraps, hygiene products, fats or hazardous liquids in sinks, washbasins, showers or toilet to avoid blockages. Separate your garbage into the provided containers (Yellow Bag, paper, bottles, residual waste). The kitchen should look as much as possible like it did when you arrived. Duty of care and liability: The tenant must treat the rental property with care and ensure that his fellow travelers comply with the rental conditions. No one will intentionally damage things in the accommodation, but it can happen to anyone that something breaks. We We are pleased if you inform us of the damage that has occurred and we do not determine the damage until after your departure or when the next tenants have moved in. The tenants are liable for damage to the extent that you, your fellow travelers, your guests or pets or are responsible for this due to other reasons in the amount of the replacement costs. However, this does not include small things, such as a broken water glass. Internet/Wi-Fi: A wireless Internet connection (Wi-Fi) is available in the apartment. The access data can be found in the info folder. The use of the Internet with your own LAN-enabled device (notebook, PDA, smartphone, tablet, etc.) via the W-LAN connection is free of charge for the tenant. However, this does not apply to the use of paid content of the internet. The tenant uses the internet at his own risk, the landlord excludes any liability in connection with the tenant's use of the Internet. Costs incurred by the tenant will be charged to the tenant.
