Amazing child friendly Villa with pool, Todi area

A Secluded Child-Friendly Villa With a Large Pool and Stunning Views. A wonderful 4 bedroom Villa with child-proof pool perimeter, games for all ages, plus cots, high chairs, stair gates etc. It has tremendous views, lots of outside space including a huge portico, and is a mile from all amenities - a spacious place for up to 8 adults (plus 2 children in cots) to stay. The location is quiet, serene and completely secluded yet still within 45 minutes of all Umbria's tourist attractions. The space Very near the thriving village of San Terenziano and a short drive from Todi, this child-friendly Villa is situated in the heart of Umbria. A very comfortable home away from home for adults and children of all ages. The central location and good communications makes it an ideal location to explore Umbria. The villa, grounds and the pool are for your exclusive use and are not shared in any way. Casa Speltara is a 200 year Umbrian farm house recently converted into a modern home maintaining the typical style of Umbria. The owners of this private home live abroad and have created this holiday home with their own grandchildren in mind, which is why the pool is fenced, the house is so well equipped and that there are a large range of toys and games for all ages in the house. Whilst this villa is particularly suitable for families with children, it is also perfect for all ages as there has been no compromise in either comfort or style. The house is situated in the middle of the Umbrian countryside down a short dead end white road and there are no other houses near by. It is extremely private and peaceful! At the front of the house is ample parking for several cars. To the side of the house is the pool and pool terrace (part wooden deck and part tiled), which has a fabric covered Gazebo and an umbrella, plus numerous sun loungers and inflatable toys for the pool. There is also a large portable BBQ. The pool is open from June until mid-Sep inclusive but can be opened outside of these times by arrangement. The pool measures 9 by 4.5 metres and is 1.40 metres at its deepest and 1 metre at the shallow end. The pool is surrounded by a child proof fence and entry to the pool area is through a child proof gate. The garden is well kept and the views all around are simply breath-taking: green hills with olive trees and farmland dotted with country houses. It is only a 2 minute drive to the busy village of San Terenziano where one can find everything one needs (bars, 2 small supermarkets, bakers, butchers etc). Larger supermarkets are 20 minutes drive away, either in Bastardo or in Todi-Ponterio. Todi is just 15km away, Perugia and airport are 40 minutes drive , Assisi 50 minutes, Montefalco 30 minutes, and Rome is less than 2 hours away. Adjoining the pool terrace is another tiled terrace with an outside table and chairs, a BBQ and an umbrella. There is a supply of free wood. To the front of the house is a large garden with a lawn and stunning, far views. The garden is equipped with a slide and 2 swings plus numerous games such as swing ball. Attached to the house is a huge covered terrace with table and chairs for 8, plus comfortable garden furniture and lounge seats. From the covered terrace one enters the kitchen through French doors. The kitchen has a 5 burner gas stove, a large fridge/freezer, a dishwasher and an electrical oven. There is an excellent WIFI service (up to 10Mb/sec), which is also available on the terrace attached to the house, but thick stone walls limit the WIFI service in some spaces. Two steps lead up to the comfortable living room, large leather sofa suite, books (English), a SMART television (so you can log on to your own Netflix account or similar) with an excellent internet signal and numerous DVDs; there is also an open fire place. There is a Ipod docking station and video games for children. In the living room there is a door to the terrace and pool area on the other side of the house. Two steps down lead to the study/games room with a sofa, desk and toys (organised into different age ranges). This study is also connected to the outside terrace and internally leads to the kitchen. Near the front door is a downstairs toilet. Between the kitchen and the study there are stairs leading up to the first floor. On request 2 stair child gates can be fitted. At the top of the stairs are 2 double bedrooms with king sized beds and to one side is a bathroom with shower cubicle. Going up 2 further steps (where a child gate can be located) there are the other 2 bedrooms, one of which is equipped with with 2 single beds with the other having a king sized bed. The second bathroom, which has a built in bath, is on this part of the first floor. There are two collapsible cots available, as well as two high chairs and a playpen. Guest access Guests have full access to all parts of the house and gardens apart from the garage, which is locked. The house, pool and grounds are for the sole use of the guests. Other things to note The house is equipped with flyscreens on all windows and most doors. Please make sure to keep them closed anytime the windows are left open. this will stop any bugs entering the property and ensure you have a comfortable stay. The Pool is not heated and is open from the beginning of June until mid September. If you would like the pool open beyond these time please ask, though there is a charge for this service. Please note that during the main holiday season (June-September) the Villa is exclusively let for whole weeks with check-in and check-out on Saturdays only. During other times the Villa may be booked with any start or finish day provided the letting is for a minimum of 5 days - please contact us if you don't appear to be able to request a booking for the days you want.
