Decorated to high standards in Italian country style, this traditional stone farmhouse has a pleasant 1 hectar garden with pool and orchard. The mature Italian garden features one of the oldest oak trees in the area and it is surrounded by vineyards. The villa is mid height on a small hill facing South and enjoys sun and ventilation all day round. The space San Piero Terre is an idyllic south-facing stone farmhouse that has been a family holiday villa for two generations, and is ideal for families or group of friends. Decorated to high standards in Italian country style, the villa has a large pleasant garden featuring one of the oldest oak trees in the area and is surrounded by vineyards. The property is set in 1 hectar grounds with electric gate. Different outdoor sitting areas allow guests to relax al fresco while young kids have fun in the 14x5m pool, on the 5-a-side football pitch or playing ping pong. Enjoy Italian lifestyle in the spacious living rooms, lovely bedrooms with high ceilings and in the large family kitchen. The villa is 400 sqm. There are several seating areas indoors and outdoors including a large downstairs living room and a drawing room upstairs. The entrance is spacious and features some wicker chairs. On the left there's a large fully kitted kitchen with open fireplace, a beautiful traditional stone sink and breakfast table ( seats 8), as well as a dining room ( seats 12). On the right there's a lovely living room with sat TV and fireplace. The property has six bedrooms which are located at each side of the upstairs drawing room. On the East side: bedroom 2 ( double with ensuite shower room), bedroom 3 ( twin) and bedroom 4 ( double) share a large family bathrooom. On the West side: bedroom 1 ( double with en suite bathroom); Bedroom 5 ( twin + 1 small divan bed) and bedroom 6 ( double) share a bathroom with walk-in shower). We don't have air conditioning but we provide fans in every room. The villa has thick walls and by simply shutting the upstairs windows during the hottest hours of the day it keeps quite cool during the day. In the garden, just outside the kitchen there is an outdoor dining table ( sits 12+) and three further areas for relaxing and sitting al fresco. We have a Weber BBQ ( original Kettle model) but we often also use the open fire in the kitchen for grilling. In the garden there's a large pool (12x5m) with water coming from our own spring, surrounded by sun beds. In the garden there's a five-a-side football pitch, perfect for fathers and sons matches. We also have a ping pong table. You would be the sole occupant of the property during the rental period. Guest access For your convenience we have free Wifi available. The network covers most of the ground floor of the main villa and some of the bedrooms on the second floor. Other things to note Please be aware that there is a local tourist tax of 2€ per adult per day that will be collected upon check in. This is set by the local administration. Please note that the water, although safe to use for cooking and personal hygiene, is not drinkable.
