This superb 116 m2 villa with swimming pool guarantees you a magnificent vacation, a beautiful idleness and offers you, with its privileged location, all the facilities to enjoy the nearby environment (sea, lake, rivers, hinterland, tram, city center, shops). The room layout is ideal for 2 couples with children. The heated pool (7 m x 3 m), accessible from the terrace, is secured by an electric roller shutter. The space The villa has a large living room with open kitchen of about 53 m2. Regarding the bedrooms: On the ground floor: - a 15 m2 master suite, with a very comfortable 160 cm bed and an adjoining shower room, Upstairs: - an 11 m2 bedroom with a 140 cm sofa bed (15 cm Bultex mattress thickness), - a children's room of 11 m2 with a bunk bed of 190 cm x 90 cm and a sofa bed of 130 cm (equipped with a mattress topper 8 cm thick for comfort) We also have 3 120 x 60 mattresses available upstairs. A laundry room is available on the ground floor with washing machine and dryer. Outside you will find 3 terraces: - 1 of 15 m2 in wood with pergola accessible from the kitchen with open sliding windows, where you will find a perfect plancha for your summer grills, - 1 of 35 m2 at the exit of the living room and directly overlooking the pool, - 1 of 10 m2 in wood, adjoining the master suite. The garden has the main space around the terraces and the pool, but also another very green part of about 100 m2, ideal for children to play safely. The pool (7 m x 3 m) is secured via an electric roller shutter. It can be heated as well but will be programmed anyway to be perfect for swimming :). Small novelty appreciated by children: a trampoline! (2.50 m in diameter). Reserved for children under 70 kg. Depending on the period, there may be our cat who stays to watch the house! ;). Apart from some kibble and a few hugs, he shouldn't disturb your vacation. And he's very used to children, no worries on that level :) Guest access Our villa has a dedicated parking space, and it's very easy to park nearby. Other things to note The location is ideal: - 15 min drive to the beaches, - 15 min walk to the beautiful Lac du Crès, - 15 min by tram (station 5 min walk) or car from the Ecusson (the famous pedestrian city center of Montpellier), - at the gates of the hinterland, its rivers and its magnificent landscapes, - supermarkets within 5 minutes by car. You will have access to many outdoor games for young and old (trampoline, mini ping pong table, petanque, puck, inflatable mattresses and buoys...) and indoor games (board games, toys and children's books...)
