Private stylish guest suite, close to town, b'fast

Stylish comfortable guest suite consisting of : A large bedroom with comfortable QS bed, aircon, TV. A long sunroom with dining table, sofa, microwave, fridge, kettle, toaster,aircon. A large bathroom with shower, bath, toilet. Free wifi, free street parking. A simple breakfast is supplied (coffee/tea/sugar/milk/toast/cereal/oats/spreads) Situated in a quiet area just 3klm to centre of town. Please read the full listing and house rules. No cleaning fee :) The space Important! Please take the time to read all areas of the listing so you know exactly what to expect. And please read the house rules. The door code changes regularly so it will be messaged to you prior to arrival. It's important you check your messages prior to check in to retrieve the code. The only shared area is the front door of the house. The guest suite is the first door on the right after you enter the house. Access to the rest of the house and outdoor areas is for host only. You will find the suite is very private as the other rooms up that end of the house are not in use, and the suite is well separated from the host's bedroom and living areas. Previous to Covid I offered 3 guest rooms and access to all areas of the house and deck, however due to Covid, to protect yourself and myself, I have re-designed and refurnished the sunroom to create an independent guest suite, and removed 2 bedrooms from Airbnb booking. This means you wont be bumping into anyone else during your stay and can enjoy the privacy and comfort of a modern renovated space. You'll enjoy a comfortable bed with nice linen, and modern amenities, in a quiet area. The bedroom has two doors and one opens onto the sunroom which in turn leads into the bathroom. I support eco-options so I do ask guests to be mindful of power wastage and ask that showers not be lengthy (I did remove the water saver component so you get great water pressure), and aircon's be set at a reasonable temperature and turned off when not home. Please note there are no cooking options other than microwave/toaster. And dishwashing is in the bathroom sink. My only other option was to remove all meal options including breakfast (as no sink or kitchen access) and I didn’t want to limit guests that much. I do provide a picnic hamper for those that might want to have a BBQ in one of our lovely parks :) Parking is on the street out the front , and is free. It is also in view of the CCTV. Nicknamed the Tardis by friends and guests, the house looks like a small old 1960’s cottage from the roadside but you’ll see when you open the door that inside it extends back quite some way, and has lovely 12ft ceilings and has been nicely renovated. Security screens on all windows and doors. CCTV (not in the guest suite). Towels, shampoo, conditioner, and bodywash all provided as well as hairdryer, and detergent/teatowels. Books and boardgames aplenty. There is one senior cat. And one young Groodle. They are not allowed in the guest suite so please keep the door closed so they don’t sneak in! I do keep the dog separated from the guest suite entrance by blocking off the hallway when guests are staying. Guest access Guest suite consists of large bedroom, long sunroom, full bathroom. No access to the rest of the house or backyard . To be clear - no access to a laundry. No access to a full kitchen. No access to rear deck. No extra cooking equipment to be used in the suite (eg portable hotplates, frypans, airfryers etc) Other things to note No pets allowed. This is partly to cater to allergies of future guests, noise, hygiene etc but also that my own pets (never allowed in the guest suite) would not tolerate another pet here. My cat is 20yrs old and would be scared. And my dog would not stop barking if he sensed another dog or cat in the house.
