The space LAYOUT AND BEDDING Middle Rock Beach House is a two story house that easily caters to couples or multiple families, in total 3 bedrooms and 2.5 bathrooms. Total number of beds: 6 2x Queen beds 2x Double beds 1x Single bed 1x Futon (children size, approx. 170 length, sleep 1 small size adult or two small children) DOWNSTAIRS: 1 Bedroom with queen bed 1 Bathroom with shower, laundry with washing machine and dryer 1 Outdoor separate toilet Lounge Kitchen Outdoor area with hooded BBQ, fish cleaning table, outdoor shower and toilet UPSTAIRS: 1 Master bedroom with queen bed 1 Ensuite bathroom with shower adjoining master bedroom 1 Bedroom with 2x doubles, 1x single and 1x futon. Please note this bedroom does not have a door, it is half open. Great space for children. All of today's conveniences are abound like quality kitchen wares, decent pots and pans, electric cooktop, coffee machine, free WIFI. Your beds are spread with fresh linen, towels are provided and the pantry is well stocked pantry with the basics and more for a care free stay. You will find a fully functioning house with proper furniture. ENTERTAINMENT AND TOYS Large hooded BBQ Fish cleaning table in the back yard Extra fridge in the garage Fishing rods, 4x push bikes, 2x boogie boards are available in the garage for use at your own risk. PARKING Driveway parking and free street parking. Plenty of room for boats or trailers. The garage is accessible to guests and is used for storage of outdoor equipment. PET FRIENDLY WITH PRE-APPROVAL ONLY Dogs are allowed with pre-approval from the property manager only, as a courtesy to the property owner please let us know the age and breed of the dog, so we can assess the suitability. Well behaved, mature, non-shedding small dogs and outdoor dogs preferred. Dogs to be kept downstairs, and are not allowed on beds and lounges. Please note that the backyard and front yard are NOT fully fenced. The backyard adjoins the beach and the front yard opens up to the street. Middle Rock beach is a dog friendly beach where dogs can roam and run around freely, unleashed. Once the free cancellation period has elapsed we will apply more flexible rules if your cancellation is related government enforced COVID lockdowns and travel restrictions: 1. Change your booking free of charge to a future date. This is the preferred option. If the new dates are more expensive, you pay the difference between old and new rates OR 2. Cancel your booking whereby we apply more lenient cancellation rules. We generally charge 25% (instead of the typical 50%-100% loss of monies within 30-7 days prior to arrival) with a minimum of $200 to cover our costs plus any commissions that Airbnb still charges us.
