The Exchange, completed in 1910, once housed the Cotton and Merchant's Exchange where fortunes were won and lost. The space This is an entire apartment in an older historic building that was recently renovated! It’s an affordable & spacious 1BR apartment, perfectly located in the heart of Downtown by Court Square Park. The cozy living space includes a full-sized kitchen, living room, bedroom, and a recently updated full bathroom. You’re waking distance to FedEx Forum, Renasant Convention Center, Tom Lee Park, Beale Street and most of Downtown’s attractions. Guest access As a guest, you will have access to the entire apartment during your stay. You will have private and exclusive use of the living room, the kitchen, the bedroom, and the bathroom. Guests will also have access to the building's common areas such as the coin-laundry room, elevators, & stairways. Our guests will have their own set of keys and/or access codes, so they can come and go as they please. The building has a Courtesy Officer after 11pm, but the lobby door has a PIN pad for access. Other things to note - We do not rent to guests under 25. - No firearms, ammunition, knives or weapons of any kind inside the apartment and building common areas. - All guests must be registered, and must not exceed max capacity. - No third party bookings. - No smoking, no parties. There are plenty of parking options, however! (1) Metered Street Parking: Street parking meters run 8 am- 6pm and cost $1.50/hour (free on Sunday & holidays). If you find a spot near the building, it’s free from 6pm to 8am everyday. (2) Premium Parking Garage: - 21 South Second Street (next to building): $26/ day. Can pay per license plate online. (3) Parking Lot: there is a large parking lot right across the building. It offers hourly and daily parking. The daily cost is $15/day. Central parking is located at 157 Court Avenue ——— DISCLAIMER: During the summer months, the city of Memphis experiences a water bug issue. They occasionally crawl through the pipes that are controlled by the city water systems. They are large bugs of similar color and shape but are NOT roaches. We can’t control them because it’s outside our apartment limits. Per the advice of pest control, we place bath stoppers to limit their reach but please note that you may see an occasional bug nonetheless. Due to the age of the building (over 100 years old) and the sheer size (over 200 units), you may see occasional pests inside the unit. We perform regular pest control but cannot guarantee that the apartment will be completely pest free.
