A holiday home in New Forest with pool & hot tub

Arnewood Rise is a luxury period property located in the heart of the New Forest. It is the perfect holiday home for big groups of all ages and fully equipped for fun times indoors and out. The grounds span 5.5 acres, including landscaped gardens with a heated outdoor swimming pool, a large wood-fired hot tub, a tennis court and fields complete with ponies. It is ideally located within walking distance of the open national park and a short drive from the coastline and the many pretty villages. The space The ground floor is extensive and spread across many unique spaces. The house is perfect for socialising and spending quality time with your friends and family. There is a fully equipped large kitchen with a deluxe professional RangeMaster cooker, island unit and dining area. Adjacent you will find a large bathroom and utility room featuring washing and drying facilities. On this same floor you will find a 'games room' area with a snooker table, a well-stocked library and a football table. This large room extends onto a super comfy sitting room and TV area complete with a large sofa, two big armchairs and a charming wood-burning stove. The house boasts many distinctive dining areas for up to 14 including an enchanting conservatory adorned with grapevines overlooking the gardens - the perfect breakfast spot to soak up the outdoors and read the papers in the morning! Finally we have recently created a bedroom on the ground floor with a kingsize bed so we can welcome guests who may not be able to get up the stairs. Upstairs there is sleeping capacity for 14 across 6 bedrooms: - The master bedroom features a four poster mahogany super king-size bed and views to the front gardens. This has its own ensuite with bath and shower. - The large second bedroom has twin beds that are placed together to make a kingsize bed. - The smaller third bedroom has a king size bed. - The fourth bedroom features two bunkbeds offering four single beds. On the second floor - The final 2 bedrooms can be set up as either twin beds or double. All the upstairs bedrooms share a big family bathroom with bath and shower and an adjacent toilet room. Last but by no means least, the first floor includes a play room - complete with a library of books, games and a large screen TV for watching films. Guest access We have ample parking on the property at the front via a short driveway. A car is recommended for getting around the area but not essential. Sway is the nearest village with small supermarkets and a fantastic butcher selling local produce. Other things to note The outdoor pool is usually heated from April to October 31st (weather dependent). The main house shares grounds with a smaller one-bedroom property, the Hayloft. We will provide the first basket of logs free of charge. Thereafter we will charge a fee of £10 per basket of logs. During the winter months, we offer a special rate for smaller group bookings of 8 or fewer. Please contact me for further information.
