Rental unit in Edinburgh

Edinburgh Short Term Let License registration number: EH-79522-R. This is a spacious modern second floor, three bedroom, 2 bathroom apartment with lift access, located just off Ferry Road, 15 minutes from Edinburgh City centre by bus, suitable for four persons only. Responsible adults and children over 12 years old are welcome. There is garage parking for one vehicle (max height 2.2 metres). There is also free on street parking nearby. The apartment is well equipped with free Wi-Fi. The space The apartment is larger than average for a modern property and although there are three bedrooms the MAXIMUM number of guests (including any children) I will accept is FOUR in order to maintain a quieter environment for my neighbours. My license from Edinburgh Council to operate as a short term holiday let therefore allows for up to four guests to stay. There is a six seat dining table in the lounge/diner and a four seat breakfast bar in the kitchen. The master bedroom has a king size double and an en suite shower/W.C./wash hand basin. The second bedroom has two single beds and the third bedroom has a king size double bed. All three bedrooms have fitted wardrobes and plenty of storage. There is a separate family bathroom with bathtub and shower cubicle. The apartment has gas central heating and is very well insulated making it ideal for a winter stay. Guest access There is one parking space in the ground floor garage (maximum height 2.2 metres), with lift access to the second floor where the apartment is situated. Guests are given the keys and the remote control for the garage doors on arrival. Unfortunately I can't offer self check-in as we are not permitted to affix a key box to the exterior of the building, so I will personally meet you at the property. Other things to note I will meet you at the apartment. An earlier arrival may be possible if I have no one checking out the day you arrive. Please note that there is no facility to drop luggage off early, so bear this in mind if you plan to arrive into Edinburgh on an early morning flight, train or bus! (See the Stasher website for city centre short term luggage storage). Beds are made up and towels supplied. There are cleaning materials and detergent for the washing machine and dishwasher. A combined hair and body wash plus handwash are supplied in the bathrooms. There is a stereo with radio and CD Player, DVD Player and VCR. TV and Wi-Fi is from Virgin Media. IMPORTANT: PLEASE BE AWARE BEFORE YOU BOOK The apartment is fitted with a 'Minut' sound detector. This device can alert us to excessive noise inside the apartment, give an estimate of the number of people in the apartment and also detect cigarette smoke. IT DOES NOT RECORD CONVERSATIONS OR HAVE A CAMERA FUNCTION. ACCOMMODATION TAX (Visitor Levy) From 24th July 2026 the City of Edinburgh will be charging a visitor levy (tax) on accommodation. This equates to 5% of the cost of your stay up to a maximum of 5 nights. My prices include the levy.
