This great contemprary 5 bedroom, 3 bathroom villa with swimming pool, is situated in the village of Podi, close to Herceg Novi, overlooking Boka Bay. Ideal for families and groups, the villa is spacious, well equipped, set over 3 floors, giving everyone space and privacy. Elegant and well furnished, it has several terraces and a lovely, calming ambiance throughout. Swimming is comfortable May - November. All the rooms have A/Cs, except the ground floor en-suite which is naturally cool. The space The house is surrounded by hillside greenery and overlooks Boka Bay, one of the most beautiful in the world. It's well connected to herceg Novi by road (10min drive to the nearest supermarket, beach etc). It comprises 3 levels: 1. Lower ground floor: a double bedroom with a new en-suite bathroom, and a sitting room that opens up onto a huge terrace surrounded by vines and other greenery, furnished with large dining tables & chairs; 2. Upper ground floor: Double bedroom 2 and a family bathroom. A large, open plan kitchen - diner - sitting room that opens up onto a back garden. This garden extends to the poolside sun-terrace, plus an additional, furnished, dining terrace 3. First floor: Balcony which offers stunning views. Third bathroom and 3 bedrooms: - an extra large family bedroom (a king size bed and bunk beds, can sleep up to 4 and a baby if needed). Access to balcony. - A double bedroom with access to balcony. - A double bedroom without balcony. - A corridor that separates the bedrooms and leads to the bathroom. The pool area is furnished with sunbeds, and there is an elevated, shaded terrace, ideal for dining or relaxing. There is plenty of outside seating and sunbathing space on two separate sides of the house, for large groups. The guests can enjoy a great BBQ too. There is a well-stocked food shop, a café and bakery, within 5-8min walking distance from the house. The Villa is about 10mins drive away from the nearest beach, Herceg Novi centre and the nearest large supermarket. The villa offers: - Four double bedrooms; plus family bedroom with a double bed and bunk beds (suitable for 2 adults or kids), plus a baby cot (which can be moved to any of the bedrooms, as needed. - 2 bedrooms with balcony sea views of Boka Bay. - Three contemporary bathrooms with showers and WC (one en-suite). - Open plan kitchen - diner with all equipment included. Dishwasher. kettle, toaster, baby chair etc. - The dining room has access to the garden and poolside sun-terrace via large door which extends the living space to the outside. -A small living room on the ground floor, with a large sofa and satellite TV. It extends to the south garden/terrace furnished with a large dining table and chairs. This part of the garden gets plenty of shade so it's cool and pleasant even when it's very hot. -Poolside terraces. Next to the pool there is an elevated terrace, convenient for relaxing, or drinks, dining etc, It is shielded from the midday sun by thick vines. The pool and adjoining terraces are lit in the evening. - Utility room with washing machine is located at the back of the house. Cleaning/Towels/Linen/Maid service: The property is cleaned weekly with towels and linen included in the rental price. The pool is cleaned daily. Fresh towels and bed linen provided every week. Beautiful, green, private external area with large pool. Sunbeds by the pool, and furnished terraces. Outside areas are stone tiled, and have numerous fruit trees. Poolside area are shaded with overhang of grapes. Please note that the nearest bakery & cafe is found within 10min walk, if you turn left on the main road. The nearest food shop is roughly the same distance, if you turn right on the main road. The nearest restaurants are called "Podi" (46Podjanski road)and "Old Mill" (Milini 6) , easily found on the map. google map To get to the nearest beach is in Meljine, within 7.10min drive. There are several small pebbly beaches there , or the lux Lazure Hotel Beach. if you carry on walking along the seafront towards Herceg Novi, you'll find many furnished and unfurnoshed beaches, as well as cafes and restaurants, along the 7km long seafront promenade. The nearest large supermarket is "IDEA", in the roaundabout in Meljine Guest access Guests have access to all parts of the property which is for their exclusive use. Other things to note On arrival day we take a 100 euro 'damage deposit' in cash. This is returned on departure day, if there has been no damage or loss in the property during guests' stay. Local laws: it is a legal requirement in Montenegro that all guests be registered at the Tourist Office within 24 hours of their arrival, and guests over the age of 12 pay tourist 'stay tax'. The tax is 1 euros per day for each adult over the age of 18; half of that i.e. 50 cents for each young person between the ages of 12 - 18; and the children under 12 do not pay. We deal with this procedure for our guests, so they don't have to worry about it.
