PRIVATE TWIN TOP FLOOR ROOM EN-SUITE

The room is at the top of the house ( two flights of stairs) and completely private with its own loo, shower, sink, bed side cabinets, lamps, chair, bean bag, coffee table and velux windows. Tea and coffee facilities in room. Blue tooth speaker, USB plug fast WiFi, no TV I do have another single room in the property ( need to book separately) so house is suitable for three. Alternatively if you have a child up to the age of 13 can supply bedding at extra £15 per night. The space The room is completely private, you have a lock on the inside of the door as well as on the outside so if you pop out for the day just lock up and off you go. I don’t mind if you use the front downstairs room and garden. The bedroom can be used by a family. (On request) I can supply a small mattress for the floor with bedding. This would be suitable for 1 child ages 5,6 to 13 so long as your ok with them sleeping next to you. This would be an additional £10 per night. ( payment on arrival) You have a kettle for making tea or hot water, cafetière for coffee ( I supply you with GOOD proper coffee, so don’t expect the instant granules!). Bottles of water and some snacks. If you do feel like a soak in a bath feel free to use the downstairs bathroom, soap, shampoo and a hair dryer are supplied including a large bath towel and hand towel for each guest. I now have a 24” TV in the room WiFi connected, it has basic programs, but you are more than welcome to log into your own Netflix, private viewing accounts. The property is based 1.5 miles from the sea side town known as New Quay and your in walking distance from beaches. A map of the area is on the back of the front door giving you ideas on where to explore. Disclaimer I take as much care as I can to make sure that the property is in good order and secure but it is the responsibility of you the guest to look after all your persons positions during the course of your stay. I will not be held responsible for any Loss or damage to personal possessions and in the event of personal injury in or outside the house during your stay. ( kitchen is available on request) A substantial Continental breakfast can be made on request the day before or on booking, £10 per person. Finally,If you do find a problem please don’t hesitate to contact me and I’ll do my best to rectify the issue. This is a “lived i in” property and like any house from time to time there will be issues. The property has smoke alarms, carbon monoxide alarm and fire extinguishers. The property is not to be used for personal business purposes, for example using the property as a business base and conducting your business from the house/ room. I have recently re-carpeted, therefore I sadly can’t accept any pets .
