Remote River Cottage + Pool (Seasonal) + Hot Tub

A stunning former gardeners cottage with Private Pool is tucked away in the breath taking landscape of Exmoor National Park. [POOL WILL BE CLOSED FROM 17TH SEPTEMBER TO 14TH MAY] Hot tub all year. The cottage is situated in the village of Rockford, 4 miles walk from Lynmouth or a short drive. It boasts modern appliances and design. Set mainly on one level, a low ceiling mezzanine accommodates a small double bed & extra single bed. The one acre garden is a real treat with plenty of vista points. The space NOTE STEEP ACCESS – The Cottage is on a 25% hill. There is a gated driveway. Access to the cottage is via a steep 1 in 4 path or winding paved steps. Please be aware this is not easy to access with mobility issues. There are steep wooden steps to take you on a separate journey to the cottage from the driveway. During off peak and peak we ask for a 3 night minimum stay. Thanks THE RIVER – Although the cottage is set 10m above the river and is fenced off without direct access, caution should be taken in and around the river edge when out and about. THE HOT TUB Easy to control up to 41 degrees. available all year. For up to 6 people. Hot tub rules situated above the hot tub. THE POOL This is normally open 15th May to 17th September with reduced rates when the pool is closed. – 10.5m x 5.5m and is Deep (1m to 2.7m at deepest point) is fenced off and requires adult supervision at all time. Please see signs. Towels not provided for pool use. THE POOL will be heated from 15th May. POOL AND HOT TUB MAINTENANCE. We have a team who complete weekly changeover maintenance of pool and hot tub which is sometimes while guests are at property. Hot tub water changed for each guest and long stays weekly. All chemicals are balanced by a professional. During your stay you will be required to remove leaves with a pool net. Dogs are generally welcome at Greentiles at the additional cost of £50 per dog per week (this is for the cleaner). If you would like to bring your dog with you, please ask us before confirming your booking. Please note that dog breeds are subject to our approval in writing. If it is agreed that you can bring your dog with you, we ask that you respect our dog policy and do not leave your pet unattended in the cottage or outside unattended, keep them off the furniture and out of bedrooms. Remove pet hairs from rugs before you leave, a vacuum is provided. Once you have left our grounds, there are plenty of public footpaths to take dogs on long walks (off the lead in accordance with Exmoor Guidance). If you are planning on bringing your dog but would like to go out on a daytrip or for dinner without them, we can recommend an excellent dog hotel close-by. There is plenty of secure parking for guests at Greentiles. If you are planning on bringing more than 4 vehicles with you, please check with us that there will be space for additional parking before your arrival. Cars cannot drive all the way down the path to the house and must stay at the top level. Guest access Entire Property. The Shed, Pool House and a loft room will be locked. Other things to note The river is noisy when in full torrent in the winter and spring months. The rest of the year (unless heavy rainfall) it is a lovely background rush of water noise. Access is steep and caution to be taken at all times Guests should be aware that Exmoor National Park is home to many creatures great and small. It is very much a rural retreat with nature all around. The road is 1 in 4 outside property as a number of surrounding roads and routes. closest shop is about 10 minute drive (barbrook services) please complete delivery shopping order or bring food. the local pubs are great for food / evening out. Please note the mezzanine is accessible by spiral staircase from living area. Area is very remote and as it’s next to a river we advise taking citronella candles and insect spray for your own comfort when outdoors. The main outdoor seating area has made using recycled sustainable materials. In keeping with the area it has a rustic charm. In peak season (school holidays/Easter etc) we will be excepting booking either Friday-Friday/Monday-Friday or Friday-Monday.
