With a maximum of 40 guests on the cottage side, the heated pool is never crowded — and often completely empty in the morning and afternoon when everyone is out enjoying the beaches and the region. Guest access Le Domaine de Rochebonne is located in a village called St Just-Luzac in the Charente Maritime region of south-west France, also known as Nouvelle Aquitaine The area has many historical sites to visit as well as colourful fishing ports, and a stunning coastline including La Cote Sauvage and La Grande Côte. The coast is lined with dunes and pine forests and several islands that you can visit. The domaine de Rochebonne is also in easy access of lively seaside resorts and big shopping centres. Within a few minutes drive you can visit the island of Oleron, the fort of St Jean d’angle, the fortified village of Brouage, La Tour de Broue, the château de La Gataudière and its adventure park, La ferme de magnee with its farm animals, Marennes beach, the famous Canal de la cayenne for wine and oysters and the Fort Louvois Within 10 minutes walk from your holiday accommodation you can find a restaurant, a bar, a boulangerie, a small grocery shop and post office all located on the village square in St Just- Luzac. 8 kms from your holiday accommodation there is the impressive bridge over to the island of Oleron where there are a number of interesting towns such as the fortified town le Chateau d’Oleron, St Trojan les Bains, the port of La Cotiniere and amazing beaches. 15 to 20 kms away you can get to the seaside town of Royan with its beachfront promenades and a large selection of shops, bars and restaurants. Rochefort has plenty of historical monuments such as La Corderie royale, la place Colbert and the fully operational replica of the 1779 frigate L'hermione. In La Palmyre there is one of the biggest and best zoos in Europe with over 1800 species. There is also a number of amusement parks including Luna Park and go karting tracks 30 to 40kms away there is the town of La Rochelle which is loaded with history and charm and has numerous pedestrian streets with many shops, bars and restaurants, ancient fortifications and museums. In the opposite direction there is the historical town of Saintes with its romain ampitheathre, paleolithic site, Roman aqueduct, L'abbaye aux dames, St Pierre’s Cathedral and many bars, shops, and restaurants within its pedestrian streets. To explore the region we do recommend having a car as the public transport in the immediate area are not very frequent. There is public transport by bus from St Just-Luzac which can take you to nearby towns including Rochefort, Royan, Saintes, Marennes and La Rochelle. In Rochefort, Royan, Saintes and La Rochelle there are mainline train stations where you can catch the local trains and the TGV. The closest international airports are La Rochelle which is 45 Minutes away and Bordeaux which is 1 hour away. The closest motorway exit is in Saintes which is 35 minutes away Other things to note Terms and conditions General Rental Terms and Conditions – Domaine de Rochebonne (updated November 2025) Article 1 – Reservations, payments and cancellation policy Reservations may be made by telephone, by email or online at domainederochebonne dot c o m OR seasidefrance dot c o m. The reservation constitutes a contract between SARL Domaine de Rochebonne and the tenant. Payment schedule Deposit: a 35% deposit of the total rental amount is required at the time of booking. Second payment: 30% of the total amount is due 60 days before the date of arrival. Balance: the remaining balance is due 30 days before the date of arrival. The tourist tax is not included in the rental price and will be charged separately. Cancellation conditions ("Super Flexible" policy) Cancellation ≥ 35 days before arrival: 100% of the prepayments will be refunded. Cancellation between 25 and 34 days before arrival: 50% of the prepayments will be refunded. Cancellation < 25 days before arrival: no refund will be made. Cancellations must be notified in writing (email or letter). In the event of a no‑show (failure to arrive within 24 hours of the scheduled arrival), the contract will be terminated and all sums paid remain with the owner. Refunds will be made within a maximum of 21 days from receipt of the cancellation request and confirmation of the tenant's bank details. Electricity and charges From 1 May to 1 October: electricity and all other charges are included in the rental price for all accommodations. Château de Rochebonne: electricity and all charges are always included, regardless of the time of year. Other accommodations (La Chaumière, La Charrue, Le Chai, Le Pressoir, La Cave, Le Four à Pain, La Mangeoire, Le Logis, Le Studio): between 1 October and 1 May, only electricity is charged above a daily threshold: 1‑bedroom accommodation: 5 kWh per day included; excess billed at the current rate; 2‑bedroom accommodation: 7 kWh per day included; 3‑bedroom accommodation: 8 kWh per day included; 4‑bedroom accommodation: 9 kWh per day included; 5‑bedroom accommodation: 10 kWh per day included. Any reference to gas heaters or the provision of gas bottles has been removed; these facilities are no longer offered. In accordance with Article L.221‑28 of the French Consumer Code, accommodation services provided for a specific date or duration are not subject to the 14‑day right of withdrawal. Article 2 – Prices Prices published on domainederochebonne dot c o m OR seasidefrance dot c o m.are indicative and do not include optional services. Prices established at the time of booking include applicable taxes and may change during the season. Only the rates stated in the booking contract are binding. Article 3 – Purpose These general conditions apply to all seasonal rental bookings operated by SARL Domaine de Rochebonne under French law. They prevail over any other terms provided by the tenant. Article 4 – Data & confidentiality SARL Domaine de Rochebonne undertakes not to disclose to third parties any information provided by the tenant within the framework of the contract, except to comply with requests from administrative or judicial authorities. Article 5 – Contract and payment terms The payment and cancellation terms are detailed in Article 1. The booking is deemed final after the 35% deposit has been received, and the rental contract is then sent to the tenant. Payments must be made according to the schedule. If payment is not made by the due dates, the reservation may be cancelled in accordance with Article 14. No security deposit is required. However, the tenant remains responsible for any damage caused to the accommodation or its equipment and must reimburse the cost of repair or replacement in the event of damage. Article 6 – Optional services End‑of‑stay cleaning (optional) If this option is not chosen, the tenant must leave the accommodation clean and tidy. Equipment and cleaning products are provided; a check‑list is given on arrival. 1‑bedroom house: €25 2‑bedroom house: €35 3‑bedroom house: €45 4‑bedroom house: €55 5‑bedroom house: €65 Château: end‑of‑stay cleaning is included (unless otherwise stated in the offer). Bed linen and towels (optional) Bed linen and towels are not included. They can be supplied on request, according to the current price list. By default, beds are not made; a "beds made on arrival" service is available on request. Baby equipment High chair: €10 per stay; cot: €10 per stay. Pets Pets are allowed at a charge of €10 per stay and per animal (see Article 11). Article 7 – Accommodation capacity The accommodation may only be occupied by the number of persons indicated at the time of booking (children and babies included). Minors not accompanied by their parents or legal guardians are not permitted. Any unauthorized additional occupation may incur a surcharge or be refused. Article 8 – Use of the premises The accommodations are let for temporary accommodation or holiday use. No commercial activity or public‑access event may be carried out without prior written consent from SARL Domaine de Rochebonne and a specific contract. Company stays (accommodating employees or agents) are permitted provided these general conditions are respected. The tenant undertakes to return the accommodation in the same state of cleanliness as on arrival or to take out the cleaning option (Article 6). Any repairs required due to negligence on the part of the tenant are at his or her expense. Sub‑letting, assignment or transfer of the contract without written agreement is prohibited. The installation of tents or caravans is not permitted without prior approval. Article 9 – Swimming pools: safety & rules Access to the pools is reserved for residents. The pools are not supervised; adult supervision is essential. The pools are open from 1 May to 1 October. Glass containers are forbidden in the pool area. SARL Domaine de Rochebonne accepts no liability for accidents or injuries; use of the pools is at the tenant's own risk. Article 10 – Noise & behaviour Domaine de Rochebonne is a family site; everyone is required to respect the tranquillity of the place. Guests are asked to keep noise to a minimum and avoid playing music after 11 p.m. Aggressive or disrespectful behaviour will result in immediate eviction without refund. Tolerance for the Château de Rochebonne For the Château de Rochebonne, a degree of tolerance is granted due to its isolated location: music and festivities are permitted at a reasonable level and must respect the neighbours. The rule of silence after 11 p.m. does not apply to New Year’s Eve stays or to privatised events formalised by contract (weddings, events); in such cases, specific schedules are agreed. Management reserves the right to intervene at any time to stop excessive noise. Article 11 – Pets Domestic animals are allowed all year round subject to prior declaration and respect for the premises. They are not allowed in the pool area. Pets must not be left unattended and must not cause any nuisance. A fee of €10 per stay and per animal applies (Article 6). Article 12 – Inventory and inspection An inventory and inspection are carried out on arrival and departure with management or its representative. If no inventory is carried out on arrival, the tenant has two hours to report any anomaly; after this period, the accommodation is deemed to be in good condition. In the event of damage, management will inform the tenant within one week of departure. Article 13 – Cancellation policy in the event of government measures If a government decision (pandemic, disaster) makes the stay impossible on the scheduled date, SARL Domaine de Rochebonne will offer a credit note valid for 18 months or will refund in accordance with the legislation in force. In the absence of such measures, the cancellation policy described in Article 14 applies. Article 14 – Cancellation / Termination 14 (a) Cancellation at the tenant’s initiative The cancellation conditions set out in Article 1 ("Super Flexible" policy) apply: Cancellation 35 days or more before arrival: 100% of the prepayments refunded. Cancellation between 25 and 34 days before arrival: 50% of the prepayments refunded. Cancellation less than 25 days before arrival: no refund. In the event of a no‑show (non‑presentation more than 24 hours after the scheduled arrival), the contract is terminated and the balance remains due. Refunds will be made within a maximum of 21 days from receipt of the cancellation request and confirmation of the tenant's bank details. 14 (b) Cancellation at the initiative of SARL Domaine de Rochebonne If SARL Domaine de Rochebonne terminates the contract (except in the case of non‑compliance by the tenant), all sums paid will be refunded. No further compensation will be due. 14 (c) Termination during the stay In the event of non‑payment, proven damage, nuisance or non‑compliance with these conditions, management may terminate the contract and require the tenant to leave within two hours. Amounts paid remain the property of SARL Domaine de Rochebonne. Article 15 – Interruption of stay In the event of early departure not attributable to SARL Domaine de Rochebonne, no refund will be made. Any repair costs remain the tenant’s responsibility. Article 16 – Insurance For peace of mind, tenants are invited to check that they have civil liability insurance covering damage caused to third parties during their stay. Holiday insurance covering rental damage (fire, water damage, breakage) is strongly recommended but is not required for stays of less than 90 nights. In the event of loss not covered by insurance, the tenant remains responsible for damage caused and the cost of repairs, supported by evidence. For bookings made by an employer (companies, associations, administrations) or for stays of 90 nights or more, proof of professional civil liability and/or holiday insurance may be requested. SARL Domaine de Rochebonne has professional civil liability insurance with AXA Assurances (policy nos. (hidden by Airbnb ). Article 17 – House rules & visitors Smoking or vaping is prohibited inside the accommodations. External visitors are admitted under the tenant’s responsibility, within the accommodation’s capacity and in compliance with these conditions. All visits must be reported to management. Communal areas (gardens, car parks, pools) must be respected. Article 18 – Security deposit No security deposit is required. However, the tenant remains responsible for any damage or loss caused to the accommodation or its equipment. The cost of repairs, replacements or exceptional cleaning will be invoiced on presentation of supporting documents. In the event of damage exceeding the amount of prepayments, the tenant must pay the sums due upon receipt of the invoice. Article 19 – Disputes Any complaint must be sent in writing to SARL Domaine de Rochebonne as soon as possible. For disputes relating to the inventory or the description, reservations must be made within two hours of arrival. For other disputes, the time limit is 48 hours from their occurrence. In the event of persistent disagreement, only the courts of the jurisdiction of the location of the property are competent. Registration Details 17320
