Uniquely located this property is situated directly on Lago di Monate (Comabbio), 8 km from Lago di Maggiore, surrounded by large garden and offering magnificent views of the lake and the surrounding hills and mountains. The villa is in an exclusive position directly at the waterfront with large private dock which can be reached through private garden by stone staircase. It has 3 levels and is composed of 2 spacious livingrooms, large kitchen, 5 double bedrooms with 10 real beds and 4 bathrooms The space An ideal Family location and fantastic setting for relaxing, sunbathing, swimming, snorkling, canoeing or exploring the beautiful area. Livingroom with french doors opening up to large terrace with 10 person dining table and sunchairs overlooking lake and mountains. Easy and direct access into the lake from private dock. No motorised boats of any kind are allowed on the lake. At the lake we have comfortable sun terrace with small cabin with electricity and fridge. 2 kayaks and SUP board are available for Guests, for exploring the beautiful, warm and clean lake and enjoy great view of the mountains. Great location as well for running, hyrox and cycling on the tracks around Lago di Comabbio and Lago di Varese. Tracks easily reachable from the house. Kids can never be left alone by the lakeside. 100% parental supervision is a must! Entrance to the lake and dock area is completely fenced off and the gate can be locked. In that case kids can not reach the lakeside. Furthermore all stairwells in house have stair safetygates and the terrace area around the house is secure. Bedlinnen for all beds and towels are provided for and included in the rate. Bedroom 1,2 & 3 are located on the upper floor. Bedrooms 4 & 5 downstairs in the apartment. Ideal layout for 2 families, each with their ‘own’ space. Please be aware that guests of bedroom 5 would need to pass through bedroom 4 to reach the bathroom and/or exit. Guest access The complete villa, garden and dock/jetty is for exclusive use of the guests only, with exception of the garage and a storage room / wine cellar. !!! Although the dock is private property, the lake itself and lake shore is obviously NOT !!! This might mean people ‘land’ at the dock if not in use or when house appears not occupied. You have obviously the right to request them to leave the dock and area. This has happened just a few times in the past 3 years. Normally the privacy and property is fully respected. 2 cars can be parked on the premise behind the gate (gate starts to close automatically in 30 sec!). 2 other cars can be parked outside along gardenfence as long as the road is not being blocked. Other things to note The house has been cleaned with great care and with focus on hygiene. Bed linen and towels have been cleaned by professional dry cleaning service. Please do not leave wet clothes on the wooden floors! The stains are permanent. See bedroom 5. There is no camera system active in the house nor the garden. The visible motion sensors are from an old disabled alarm system! The garden is steeper then it might appear in the photos. Very young children (2-5 years) can not be left in the garden by themselves.There are various stone starecases through the garden leading down to the lake. The starecases could become slippery. Do not run! NOTE: given the inhouse stairs (with gates) and the sloped garden children between 1,5 and 4/5 years would need 100% parental supervision and for seniors with limited mobility it might be less suitable as stairs are unavoidable.
