Set in a smallholding, adjoining the owner's home in a quiet village location, this spacious and well-equipped house provides ample family accommodation for up to six people in a convenient position for reaching the coast at Saundersfoot and exploring Pembrokeshire's beaches and attractions. **Please note maximum occupancy 4 adults, 2 children** Bunk bedded room only suitable for kids due to restricted ceiling height on top bunk. The space The East Wing at Lower Broom Farm is a purpose built annexe attached to the family home, and yet completely self contained with its own front and back doors. We are situated in the quiet hamlet of Thomas Chapel a few minutes away from the village of Kilgetty with a Co-op Foodstore, chemist, hairdressers, Post Office, Fish and Chip shop, Chinese takeaway and an excellent Indian Restaurant, it also has two Public Houses, and is served by a train station, bus services and National Express stop . In addition there is a village stores with off licence, tobacco and Lottery a five minute walk down our lane. Saundersfoot , Wisemans Bridge and Amroth are less than 10 minutes drive away, Tenby just a little further. The popular Market town of Narberth is 5 miles north and the main trunk roads serving West Wales, the A40 and A477 are on the doorstep, making it the ideal base for touring Pembrokeshire and West Wales. There are public footpaths and bridle ways close by with access on to the Landsker Borderlands Trail and Miners Path, which is a nice circular walk passing the Begelly Arms public house. Folly Farm - West Wales most loved tourist attraction is just round the corner, our fields border some of the animal enclosures and with the wind in the right direction you can often hear the lions roaring in the early evening! The property is equipped with high quality fixtures and fittings to make your stay as comfortable as possible. The accommodation comprises: Entrance Hall with Cloakroom off, leading to: Through Lounge, with widescreen SMART 4K TV with Freesat Channels, DVD, X-Box 360, two double sofas and an armchair, wood burning stove (free fuel available) stairs off to first floor (child safety gate available if required) and door through to Utility room with Washing Machine, Tumble Drier, iron and ironing board, First Aid Kit. There is free fast fibre broadband and WiFi available throughout the property and in the garden. There is an ethernet connection and cables for laptops and there are six mains USB sockets for charging your mobile devices around the house. At the top of the stairs is a "no trip" stair gate, the main front facing bedroom has a king size bed, full height mirrored wardrobes with ample storage space, dressing table with Hair Drier provided, Smart HD TV with Internet, Amazon Prime, Netflix, Freesat Channels, armchair, en-suite with Thermostatically controlled shower, corner bath with shower attachment. Bedroom 2 is a comfortable double room with lovely views to the gardens and fields and the rear of the property, Smart HD TV with Internet, Amazon Prime, Netflix, Freesat Channels, Hair Drier provided. En-suite having full sized shower enclosure with electric shower. Bedroom 3 has full sized metal bunk beds, ideal for the kids, OR will accommodate an adult on the bottom bunk, this bedroom has a LCD TV with DVD and Freeview, there is a small cot room adjacent with a storage space. Please note that occupiers of this room would have to use one of the en suites in the main bedrooms, but there is the toilet downstairs. Cot room with full sized wooden cot and mattress and storage space. A fitted sheet is provided, but please bring your own bedding for the cot. All bed-linen and towels are provided, please note all duvets are "All season" and can be made up for 4.5, 9 or 13.5 tog according to the season. Outside there is ample safe parking with night security lights, a few steps from the back door takes you into the sunny garden with spacious decking six seater table and chairs and sun canopy, where you can relax with a drink or alfresco meal catching the sun going down. There is a nice full sized Barbeque for your use, just provide your own charcoal. There is secure storage available for bicycles, and garage for motorcycles. EV Charger (charge applies) There are mains powered smoke alarms on both floors, double glazing throughout and a combination oil fired boiler providing constant hot water. This is a NON SMOKING and VAPING property and we are sorry but NO PETS ALLOWED due to chickens, sheep and ponies on the land. High Chair(s) available upon request. Guest access The East Wing is self contained with its own front and back doors. You are welcome to use the enclosed garden at the rear which has a large raised decking area with 6 seater table and chairs with pergola and canopy. The back garden catches the sun all day and evening. There is a BBQ too. Other things to note We are situated in the countryside yet close to the village of Kilgetty, as such there are tractors that go past the property, there are distant sounds of haymaking, cutting of fields and hedges and the occasional aroma of muck spreading during the farming seasons as you would expect. We have a quiet friendly family pet (dog) who loves children and will play in the enclosed back garden, she can be brought inside (the main house) if you prefer.
