Located in a small town with shops nearby (bakery, butcher/local artisanal products, supermarket, pharmacy...) and a small market on Sundays. The space INTERIOR 6 bedrooms (2 on the ground floor) including 3 with air conditioning. 1 bathroom + 2 shower rooms. 4 toilets. Modern and fully equipped kitchen (American fridge, induction stove, oven, microwave, dishwasher). For lovers of good food, you will not miss anything with all the utensils provided :) Spacious living room with exposed beams and very nice ceiling height, large open fireplace, piano, children's corner with books/games/toys, foosball. Laundry area with washer and dryer. Very fast internet/WiFi (fiber). 4K TV with Netflix, Amazon Prime Video & SFR TV (standard channels). Sheets, towels (bath and pool/hot tub) and kitchen towels provided. OUTSIDE Wooded and fenced park on 4000 m² with fruit trees, 10 x 4 heated pool and secured by submerged automatic shutter, jacuzzi, large garden furniture, 8 deckchairs and 3 parasols, shaded outdoor dining room under awning (with charcoal BBQ & gas plancha). Leisure equipment: table tennis table (Cornilleau), hammock with wooden support, swings/slide, XXL trampoline, soccer goal, petanque balls, pool accessories (buoys, balls). Guest access Private driveway with parking possible at the property. From summer 2023: EV charging station for electric car/hybrid front side of the house (cost charged according to actual consumption). Pool and jacuzzi that can only be used in season (mid may in late September; jacuzzi possible out of season upon prior request). Main distances: Angoulême 30 minutes, Limoges 45mn, Cognac 1h, Poitiers/Futuroscope 1h30, beaches/sea (Royan) & Bordeaux 1h50, Paris 3h. Other things to note The house is very well equipped, also to accommodate families with infants and infants. Don't hesitate to contact us if you want more details on what is on site in order to travel light (we know how cumbersome it is to take with you all the baby equipment!). Cleaning fees include full cleaning of the house, washing and ironing of sheets/towels/tea towels, outdoor maintenance of the hot tub, pool and park. In case of abnormally dirty condition (example: dirty oven, uncleaned plancha, ash from the fireplace or BBQ not emptied...), we reserve the right to apply an additional cleaning fee.
