The 200 m² duplex balcony apartment (Ap2) can accommodate up to 9 people (4 bedrooms for 2 people each and a couch in the upper living room for 1 more person). The space The very bright and spacious apartment (about 200 m²) is located on the 1st and 2nd floor of the house. From the entrance area (in which there is a small laundry room with washing machine for your exclusive use), you can reach the 1st floor via a beautiful wooden staircase. floor. On the 2nd floor are 4 double bedrooms, a larger bathroom (also with shower and toilet) and a second veranda living room with cable TV and DVD player and side view of the Dachstein. The upper veranda living room can also be used at night as an additional bedroom with a sofa bed for another person. All rooms have a beautiful mountain or garden panorama. From the lake-side bedrooms and the upper veranda living room you can also see nearby Lake Althaussee. The house is centrally located in the picturesque village center within walking distance of all shops, pharmacy, tobacconist, doctor ... The lake and tennis courts are within walking distance in 5-10 minutes. Loser ski resort, Narcissus spa, golf course, gas station, hospital, gas station and Bad Aussee are only 5-10 minutes away by car. If possible, we will try to allow an earlier check-in or later check-out. Pets are not allowed without exception!! Please don't smoke in the apartment and use slippers! For all guests over the age of 15, local taxes of €3.50/night apply. Please let us know the exact number and age of guests at the time of booking. After confirming the booking, we will request the local taxes individually via Airbnb. We prepare all the necessary beds with bedding and provide towels for each guest. Please bring your own bath towels for the lake. We rent on a self-catering basis. For hygienic reasons, we do not leave any basic foods such as salt, pepper, oil in the house. However, some guests leave these in the apartment. You are welcome to use it if there is something there. However, this does not come from us and we cannot assume any liability in this regard. It is best - if you cook yourself - that you take everything you need with you or buy it locally. For the first few days we prepare toilet paper in the toilet. Guest access The 1st and 2nd floors (including balcony) are exclusively assigned to Apartment 2. The small garden can of course also be shared, although the garden terrace is assigned to the lower apartment 1. The property has two parking spaces, but one behind the other. However, if you have more than two cars or the vehicles are too large (van or trailer), you can park 80 m away at the large municipal parking lot (there are also cheap day tickets). Other things to note The lake with beautiful bays is a 5-10 minute walk, as well as a playground, lawn and tennis courts, in winter the ice rink. The ski resort is only 5 minutes away by car. A beautiful 9-hole golf course, the Narzissen thermal baths and the spa town of Bad Aussee with many shopping opportunities are only about 8 minutes away by car. In the high season, we prefer to rent our apartments for whole weeks (with arrival/departure day Saturday). The overnight price includes 10% VAT. In addition, there are the costs of final cleaning and the municipal taxes of EUR 3.50 per day for each guest over 15 years of age. At the latest after booking, please let us know the exact number of guests and their ages, then we will retrieve the municipal taxes via the Airbnb app. We do not differentiate between adults and children (except babies if you bring your own travel cot) and accept a maximum of 9 guests/persons without exception, as the apartment has 8 regular sleeping places in the 4 bedrooms and 1 additional sleeping place on a lounger in the upper living room. The 9th guest pays €35 extra.
