Many popular restaurants (Il Farro, Fly N Fish Oyster Bar & Grill, 21 Oceanfront, Sharkeez), bars (Mutt Lynch's, Stag Bar) and shops (clothing, gifts, bicycle rentals etc) are within a 5 minute walk in the bustling Newport Pier area. Other popular restaurants (Old Spaghetti Factory, Avila El Ranchito, Mama D's, Crow Burger Kitchen, Chipotle), Pavilion supermarket, and banks (Chase and Bank of America) are a short stroll (about 10 minutes walk) away. Other popular restaurants, shopping (Fashion Island), attractions (Balboa Island, Balboa Fun Zone, boat and kayak rentals) etc are a quick drive. A 4 car garage is available which fits small/medium sized vehicles. Please take note that the back alleyway to access the garage is very narrow. Guests are usually encouraged to park their vehicles on the streets or paid parking lots but of course, you have access to the garage as long as you are careful. The location, lifestyle and fun associated with this home is wonderful, and I hope, it will help you and your guests have a memorable and fantastic vacation at the most sought-after area in Orange County and the United States. Located close to 55 Freeway for a short drive to other attractions in Orange County/Southern California and extremely easy access as it is just off of Balboa Boulevard. This is on the ground unit, so no stairs are needed to access 2 of the 3 bedrooms. The third bedroom is up a flight of stairs. Full kitchen with refrigerator and dishwasher. A smart television is available in the living room area so bring your Hulu, Netflix, and HBO passwords, but I doubt you will use it! Blazing fast 300mg/sec Internet wifi also available on the property. Linens for all beds, bath towels, soap, shampoo, and conditioner are included. The 3-bedroom property is the prime or ground unit of the duplex, with a large patio and access to the rooftop deck. My rates vary. There is a 4 day minimum if booked on Thursday and Friday, a 3 day minimum if days are booked any other day of the week. Strictly No Pets. Other things to note I believe I have the best quality to value ratio property anywhere in coastal California so, not to sound mean/unfriendly, but I want every family to have a great time at my place. Thus, I have decided to put some strict rules into play. **DISCLAIMER: Absolutely NO PARTIES allowed. We have neighbors who live here full-time and if the noise level is not kept in check (loud music, yelling, or any form of public disturbance), they will call the police to shut down any parties/gathering, and the police will issue citation to you (the guests) anywhere between $500 and $3,500. The same goes with the trash, please respect the neighborhood. TERMS OF AUTOMATIC AND IMMEDIATE EXPULSION FROM PROPERTY, LOSS OF DEPOSIT, AND REPORTING TO AIRBNB INCLUDE BUT ARE NOT LIMITED TO THE FOLLOWING: -The guests booked ARE THE ONLY ONES ALLOWED IN THE UNIT AT ALL TIMES. If additional people are found on the premises at any time, I will immediately cancel your reservation, no questions asked. -No Smoking or smokers as I, my family, and many of my guests are extremely sensitive to smoke of any kind. If you are a smoker, this is not the place for you as any whiff of any product including but not limited to tobacco or marijuana will result in immediate expulsion from my property, loss of deposit, and immediate reporting to AirBNB. This goes for the rooftop deck and patio areas as well..no smoking! -No Pets. -23 YEARS OLD OR OLDER ONLY -Most houses near the beach, including my own, do not have air conditioning. Also, while we do the best we can, there will most likely be sand/dirt that blows into the unit. It is usually a non-issue as you are staying at a beach house, but please be aware of that before choosing my place. -Also, sand is always an issue when you are this close to the beach. Due to sand's destructive capability on my floors and machines, do not bring in any clothing/beach apparel like towels or wetsuits into the house. You can hang them in the garage. Any other clothing, please make sure you thoroughly shake off all the sand before entering. -If you use it, please clean it after use especially the barbeques...my motto when I stay anywhere is "leave no trace" meaning clean up after yourself, and I expect that courtesy from my guests. -Maximum stay 30 days Please be respectful. People actually live here and remember that this is a privilege for people to open up their homes to you. If you disagree, please book elsewhere. PLEASE READ: If you are new to AIRBNB, I would like to add the following statements on behalf of myself and all my fellow AirBNB hosts especially in this area. WE ARE NOT HOTELS: we are simply trying to provide you a comfortable place to stay at a small fraction of the cost that you would pay at a hotel. More specifically, in Newport Beach, if you were to try to find a hotel anywhere near where my house is, you would be spending a minimum of $400 per night per room to stay in a shoebox without any amenities. I had a choice on deciding how many of my things I would leave in my place for guests to use. I decided to leave more for your comfort versus less for my own convenience. However, there is a trade-off. Although my cleaning crew and myself try to keep the place as pristine and problem-free as possible, there will be times where everything is not “perfect.” At times, there may be some sand/dust, a fire alarm may beep if it runs out of battery during your stay, there may be something left in the crevice of a couch that was missed, etc. Obviously, we do the best we can to mitigate these problems, but they do and will happen just as they do at your own home. Also, as stated above, make sure to take care of my things and clean up what you use especially the barbeques outside. Again, take into account everything you are getting for such a low price. Therefore, if you are extremely picky or just pretentious (and you know who you are), PLEASE FIND ANOTHER PLACE TO STAY BECAUSE I DO NOT WANT OR NEED YOUR BUSINESS. THERE ARE A LOT OF OTHER LOW-MAINTENANCE PEOPLE THAT ARE GRATEFUL TO HAVE SUCH A BEAUTIFUL PLACE TO STAY, AND THOSE ARE THE PEOPLE I WANT TO CATER TO. I DON'T APPRECIATE GETTING MESSAGED ABOUT A PIECE OF LINT FOUND ON THE FLOOR OR SOME SAND BEING IN THE LIVING ROOM (TRUE STORIES!). Registration Details SLP12688
