Spectacular rustic villa for 6 people completely renovated in 2023 including new furniture in San Marçal. Surrounded by beautiful gardens and with a private pool. Perfect for families and couples over 30 looking for peace and quiet. Villa Alenar ETV/4329 The space The villa is distributed on two floors and consists of 3 double bedrooms, 3 bathrooms, kitchen with office, dining room, large living room, laundry-ironing room, leisure and games room, porches and large terraces outside. The ground floor consists of a large hall, spacious living room with two different environments, a reading and rest area with fireplace and another living area with satellite TV, 5.1 home cinema with integrated stereo and DVD, both areas have direct access to the main porch that has an outdoor dining room and living area. The living room also leads to the indoor dining room with direct access to a large terrace and garden areas. Beautiful fully equipped kitchen with office. Finally, from a small distributor you can access a double room with two single beds, equipped with a fan, a bathroom with shower and a fully equipped laundry-ironing room with access to a porch and terrace overlooking the garden. The ground floor is equipped with air conditioning except for the bedroom that has fans, although this equipment supplies the entire ground floor and is usually sufficient to maintain the temperature in all rooms. On the top floor there is a master suite with its own bathroom, dressing area and terrace, a second suite with a full bathroom with shower and bathtub and with direct access to a large terrace with wonderful views and private solarium, equipped with sun loungers and parasol, plus another double room with two single beds. All rooms have air conditioning. Finally, we find a central living room designed for the leisure of children and young people as well as for the elderly, with TV, multimedia and board games, with access to the main terrace. The villa has magnificent views of the mountains of the Sierra Mallorquina and the Bay of Palma, enjoying beautiful sunsets and sunsets from any of its porches and terraces. Outside the villa is surrounded by a large garden with different levels. Landscaped areas with stone terraces in the pure style of the island, give access to the 8x4 pool area (salt chlorination) and solarium with sun loungers and parasols as a space to relax. There is also an outdoor parking area with capacity for several vehicles. The villa is built with the highest quality materials, including: natural stone facade, Italian porcelain and clay stone floors, double glazing, exposed beams, underfloor heating, air conditioning, water softener and its own security system. The Villa has everything you need to enjoy your family vacation with your friends and children. Its convenient location offers that just a few minutes away you can go to supermarkets, bar/restaurants and pharmacy. Medical center 3 km away. Also just 1 km away you can access the Festival Park leisure center (cinema, restaurant, shops of the best brands and leisure for the little ones) as well as Aldi and Bauhaus. Guest access The nearest beach is 10 km away, Puerto Portals and Illetas 15 minutes away, Es Trenc, Puerto Alcudia, Puerto de Pollença, Andratx, Puerto de Soller, Deia 40 minutes away by car. Other things to note Official check-in time: 5:00 pm. Check-out time: 11:00 AM. €40 surcharge for check-ins after 9:00 pm €50 surcharge for check-ins after midnight and on request. Important note for late arrivals: Scheduled flights must LAND BEFORE 9:00 PM and keys will be delivered at any time due to delays etc. but check-ins are NOT allowed for scheduled flights that land after 9:00 PM. The price includes the costs of bedding, towels, water, electricity and final cleaning. A surcharge of €25/day will be paid for heating, payable upon check-in in cash. The owner will only accept reservations from families and couples over 30 years of age (with or without children). Upon confirmation of booking, a written confirmation will be sent to guests, and they will be asked to sign it accepting the house rules. - Animals will only be accepted if there is a prior agreement between the parties. - A €50 cleaning fee will be charged if you bring pets. - Utensils, bedding, blankets, towels, etc. are not allowed to be removed from the houses. A €100 surcharge will be charged for lost keys. It is mandatory to keep the property in perfect condition during the term of the contract, leaving the kitchenware clean or inside the dishwasher in operation, the garbage deposited in the corresponding containers and the air conditioning or heating off and windows closed No annoying, unhealthy, harmful, dangerous, illegal or contrary to the Community Statutes activities may be carried out on the property. Nor may flammable, explosive or corrosive materials be stored in the dwelling and/or commercial or industrial activity carried out in the dwelling. The Lessee shall be directly and exclusively liable and exempts the property from all liability for: i) Damages that may be caused to persons or things and are derived from facilities for services and supplies of the leased seasonal house. ii) Damages, deterioration or losses that occur in the same, whether caused by the lessee or by the people who live in the house. The Lessee may not carry out any works or make any modifications without the written permission of the Lessor. Under no circumstances may you drill or make holes in the walls. The ECOTASA (Balearic tourist tax) must be paid in cash upon delivery of the keys.
