Please ask us before a reservation if for event The space Historic 19th-century tuscan style villa featuring frescoes. The property is located on the a hill surrounded by vineyards and olive groves. The view is a infinity quintessential Tuscan postcard. The location guarantees total privacy and peacefulness. In fact the others unites that you see in the photos close to the villa, they are relevance of our property too. They are our wine cellars which are just empty spaces and nobody live there, so don't worries. We also can allow to use the big hall of the cellars in case you need such room for an event or wedding during your stay. In this case terms and conditions of the rental are different, so please before of a reservation ask us for more info. It's easy to reach the villa as all roads in the area are pavel and well mainteined. There are just 100 meters of unpavel road from the property entrance to the parking just behind the villa that can be drived without problems with any type of car! All services: grocery stores, cinema, bars, restaurants, pharmacies and so on.. they are just 5 km from, in Certaldo town, less than 10 minutes drive. Here you'll find also a small train station which easily connects Siena and Florence. However we recommend to have cars for a comfortable vacation. We can assist you with private drivers for tours but the area lacks a real taxi service "at call", as the entire region with exception of biggest cities. THE VILLA (INTERIORS): It consists of 2 floors: GROUND FLOOR: - a fully equipped kitchen with two ovens, cookers, dishwasher, fireplace, big fridge, freezer, espresso coffee maker, moka, microwave, 5-burner hob, all stoves you'll need. Often this space is used by professional chefs for real cooking classes. - dining room and super bright big living are like a very large openspace which faces the veranda of the villa thanks to two big window doors with amazing view! - one double bedroom (This is the unique room of the villa that missing air condition but thanks to the big stone walls of the building and to its location inside the house, guests who sleep here never need A/C, of course there is a fan, just in case). - one complete bathroom with shower. It's located just next to the bedroom of the ground floor. In the corridor on the ground floor an easy "walk" and wide staircase leads upstairs! FIRST FLOOR: - 4 Double bedrooms with bathroom ensuite (all bathrooms of the rooms they have shower, one of them it has shower and bath) - 1 Twin bedroom (that on request can be prepared like a double too), also in this case with Bathroom ensuite with shower. - one additional 7th bathroom is on the same corridor of the rooms on the first floor (this one with shower and bath). All bathroms of course are furnished with WC, bidet and washbasin. GARDEN (OUTDOOR): - the big ground of the property is composed of olive groves and vineyards. In fact we produce our wines and extra virgin olive oil. The part of the ground around the house is your big private garden with private parking just behind the villa. In front of the villa you have a nice grass and the main veranda and gazebo. The garden is on two levels, the pool is on the lower deck but still close to the villa building. - pool Area: the pool is 5x10 meters. In the deepest part is 1,40 meters. Amazing panorama from the pool also, as it's located just few steps below the veranda area. (As photos show). The access to the area is allowed by a small gate that you can close, for much safety in case of children. Sun beds for all the guests and a big gazebo. A shower at your disposal also. - the Veranda: it's accessible from the dining and living space of the villa. Here a very large table and chairs for 12 people, sofa units. Close to the veranda there is another gazebo with a small outdoor living. All "roofs" of the veranda, and the gazebo are waterproof.. so in case of a light rain guests are able to enjoy the nature or to have a nice al fresco lunch for example. - private parking area just behind the villa building, on the opposite part of the main garden areas. - stone barbecue at your disposal next to the gazebo. OTHER INFO: - WiFi - air conditioning (available on the first floor. Each room has independent access and settings via remote control). - barbecue - small Laundry area at your disposal with washing machine, detergents, iron, drying rack.. - bed and bath linen furnished (everything prepared for a comfortable stay before of your arrival). Also one towel for the pool per person at the arrival. ON REQUEST: Knowing on advance we'll be able to provide: - a personal private chef for tuscan dinner / breakfast, wine testing or other catering service at the villa - additional extra cleaning or additional bed and bath linen changes (on request) ACTIVITIES IN THE AREA: - bikes rental (possible to transport bikes directly to your villa) - wine tours and visits to many amazing wine farms - private driver service - truffle hunting (not all the seasons of the year) - scooter rental - museums and medieval villages - guide tours - horseback riding Guest access EVENTS AND WEDDINGS: We accept events and weddings up to 70 people. For events, we offer our historic cellars (on the payment of a supplement). A huge and evocative hall can accommodate up to 150 seated guests for a dinner (although, as mentioned, we prefer to limit the maximum number to 70 guests, including the 12 guests staying at the property). This means you won't have to worry about rain or having to resort to a plan B due to adverse weather conditions, and you won't need to rent marquees, which are usually very expensive. The building adjacent to the villa houses this hall, which is therefore located just a few meters from the main unit used as an exclusive villa. The hall is obviously empty, and in the case of group vacation rentals (without an event), it remains closed and unoccupied. In the event of an event, please read the "house rules" section. We'll be happy to provide a list of trusted local vendors: caterers, florists, photographers, musicians, hair and makeup artists... Upon request, we can also provide a wedding planner who knows the property very well. Other things to note The price includes: - bed and bath linen (At the arrival You'll find the villa already prepared for a comfortable stay) - towels for the pool - air condition and utilities - Wifi - final cleaning - private parking - the entire property at private exclusive disposal of your group The price not include: - tourist city tax: 2 Euro per person per night for the first 6 nights of a stay (children under 12 yo free of charges). Only in case of event or wedding: - If the rental includes a event / wedding during the stay, the price also not include the location fee of 500 € in case of a event up to 30 guests. 800 € if the event is bigger than 30 people (maximum allowed is 70 guests, including the 12 pax staying at the villa). - SIAE music tax in case of music during private events also is to be paid on Siae website directly in accordance to the Italian regulation in terms of private events / weddings with music.
