This beautiful villa in the hills of the Sabine region is surrounded by olive groves and is the perfect location for travelers wanting to explore Rome as well as northern Lazio, Umbria and Toscana. Surrounded by nature, this is the perfect location to relax and unwind with family and friends or you can easily explore Rome, just under 1 hour drive. Visitors will need a car to reach the property. The pool is available for shared use at host’s house nearby (under 5 minute walk). The space Independent two-storey villa, built in 2009, to all eco-friendly regulations. Nearly all mod-cons, well-equipped and fully furnished, terracotta floors. Free WiFi is available throughout the house. Sleeps up to seven persons – 2 double beds, 2 twin beds and a single (for child or Granny). Two bathrooms – one with bath tub and shower: the other, with spacious (115cm x 80cm) shower. Open plan kitchen/dining/living area with picture windows and a fireplace, which can also heat the water and radiators. AC units have been fitted in living room area and 3 bedrooms. There is a large outdoor patio with wood burning barbecue, seating and dining table. Pool is available for shared use at host property next door. There is a gate, a semi-fenced garden and an alarm for the house. For the elderly or disabled there is a very low gradient access to the house from a spacious parking area (fits 2-3 cars). For the young and agile there are a few shallow steps across the lawn to the front door. Guest access Guest will have access to the entire villa and surrounding grounds. Also available is access to a secluded 12 x 6 metre pool, and a pingpong table, at next door host property (under 5 min walk). Pool use timetable in agreement with the host. Minors must be accompanied. Other things to note The house is very comfortable and well equipped but note we are in a countryside setting and people visiting should appreciate and respect the surrounding nature. We have local shops with all the essentials at a 5 minute drive and larger supermarkets within a 10 minutes drive. The train to central Rome is also a 10 minutes drive. Note that a car will be needed to get to the property and surrounding towns - there is no reliable public transportation in the vicinity. Access to the pool will be discussed with host as it is located at the hosts property next door. Agreed upon visiting hours can be discussed at time of booking.
