We're conveniently located between Old Town and UMW. Price includes all cotton fine linens, continental breakfast with Keurig coffee maker or French press, and city occupancy taxes. Need a break from the generic hotels along I-95? Let me give you a room in a real home, with a real mom and morning coffee that begins in my vintage coffee grinder handed down from my grandmother. If you've been on the road for awhile, you can recharge here and get a fresh start again. On your way in and out of town, take note of charming and historic Fredericksburg. Or spend a couple of days learning about the rich Civil War history that grew into a rich cultural and artistic community. My young adult son and I are honored to offer three private bedrooms on the second floor, each listed separately, and an en suite room on the first floor. This listing is for the queen bedroom shown with exposure from the east and south. You are steps to the bathroom which is sparkling clean and shared with my 20 year old son. Bed is freshly made with cotton linens and towels are provided. I have a clean, spacious and elegantly furnished colonial home on a street known to Civil War buffs and within walking distance to Old Town Fredericksburg, Mary Washington Hospital and the University of Mary Washington. Parking is plentiful, WiFi is available throughout our 2900 square foot home, and the kitchen and baths are shared. While we don't own a pet we do occasionally pet sit for a friend. And if you like art, I'm active in the local art community, can tell you about the vibrant art scene and sometimes you'll find me making jewelry or painting with my easel set up in a quiet corner of the first floor. Let us know if you don’t have soap or shampoo. We’re happy to share. Want coffee? No problem. I'm happy to make you coffee with my French press in the morning. Just let us know what you need. Our home is located in a quiet, tree-lined neighborhood of classic homes directly across the street from the University of Mary Washington. Access to I-95 is two miles away and the train station, offering the southernmost stop on the Virginia Railway Express, is 1.5 miles. Coffee shops, restaurants and unique shops and art galleries are one mile from the house. Fredericksburg is home to many historic battlefields, museums, art galleries, restaurants, shopping and more. The shopping district will lure you with free two hour parking. If you are without a car, I am happy to transport you to public transportation or the grocery store if our schedules align. I’m a long time resident of Fredericksburg and will gladly share what I know about this beautiful region. Please feel free to use the entire first floor, outdoor porches, and either of the two bathrooms upstairs. I'm happy to chat and share my knowledge of the area. I live and work on the premises, but am often out the door very early for exercise. Our center hall brick colonial home is located directly across the street from the University of Mary Washington. With no outlet at the end of my street, it is very quiet and not heavily traveled. Old Town is a nice walk in one direction (about 1/2-3/4 mile) or there is a protected overpass by the college to cross busy Route 1 and get to many restaurants and coffee. Fredericksburg is easily reached by car (Interstate 95 is 2 miles away), rail (train station is 1.5 miles away, an easy and safe walk), or airports in Richmond, Washington or even Baltimore. The University of Mary Washington campus is directly across the street. Old Town Fredericksburg is just .75 miles away, a nice walk or drive with plenty of free parking. Fredericksburg is the southernmost stop for the Virginia Railway Express for easy access to Washington without the hassle of parking, traffic and construction on I-95. If our schedules align, I'm happy to get you to/from the train station. While I'm often out the door very early, there is an assortment of teas, fresh coffee, bagels or toast, and always fresh fruit for your enjoyment. Make yourself at home in my kitchen. Need something?
