PLEASE READ ALL MY INFORMATION BEFORE BOOKING. Comfy and cosy room based in a prime location in Belfast Northern Ireland. With a short distance from Belfast City airport and walking distance to City centre there is plenty to discover locally. Nearby local museums, coffee shops, and all amenities. This is my home, and you have your own private room & shower. Kitchen in use only mornings for light breakfast: Tea, coffee & milk offered. DROP and LEFT LUGGAGES & CHECKIN EARLY NOT POSSIBLE. The space Comfy and cosy double room with your own private bathroom. Safe & secure car parking on garage PAID CASH in hand at the check in time. Please note: While your stay TV is not available. The room it is suitable for couples or singles who love to visit the city or many other turistic places. All young people, new to Airbnb and with no reviews please make an enquiry first to inform you about terms and conditions and read all my house rules. All guests with pozitive reviews, please fell free to book without any enquiry, specially if you are a Host or Super host. Also i would really appreciate if you leave the room in good condition at check out time, as this is my home not a hotel. Very important will be: to have internet connection at all times, to communicate with me through the Airbnb app for checking in details, car parking and other updates or questions. PLEASE read all my house rules before booking, I DO NOT accept alcohol in the room, drinking parting or smoking in any areas of the house. Be aware: March & April 2026 will be a renovation work around the building with scaffolding up. During the renovation a mild level of noise will be expected from 8:00am till 4:00pm on working days Mon till Friday. Weekend will be quiet. I did adjust the price accordingly with the day time disturbance. If you like to sleep late or you are light sleeper, I will highly recommend to use ear plugs. Please keep in mind, about the noise outside the building, when you book me. That won't be nice to book knowing that there will be noise during DAY TIME ONLY and then complaining on the reviews. (Monday till Friday only). Weekend will be quiet. This is my home and I live here. You will have use of facilities and amenities, which includes free WiFi, fridge, iron etc. Guests have limited access to the kitchen area where they can make tea, coffee although cooking is not permitted. This is my home and it has a combined living space and kitchen, and so it's not suitable for guests who are hoping to have access to a living space at all times. Balcony, YES will be available from MAY to seat and relax. BREAKFAST Breakfast is not provided, although you are welcome to use the kitchen to prepare your own light breakfast (not cooked). I offer, milk, tea & instant coffee. Due to the nature of my work, living room and kitchen is not available in the evenings at all. (If there it's an emergency I will do my best to acomodate you). You can admire the beautiful view over Belfast Harbour Marina, from your bedroom at the minute, starting May you will have acces in the balcony. If you enjoy sharing a living home, you are more than welcome to book my double room en-suite, but if you think it's too expensive just for a room I will highly recommend to search something on your budget. If you wish to party the night away you can do that in the city, but once arrived at home the level of noise has to be kept at minimum. I won't accept guests who make noise in the building lobby, or talking loud, slashing doors, when you come or leave the apartment. Thanks in advance for your understanding and looking froward to be your host. During your stay I love to socialise but I give guests space when needed. If you like to have a chat with me you are more than welcome to do so. Other things to note Please note shoes are not allowed in the bedroom, there is a space designed for shoes. Food and alcohol it's not allowed in the room, you are most than welcome to have your breakfast in the kitchen. Obviously water it's allowed in the room. Living room and kitchen won't be available in the evenings, due to the nature of my work (If you have an emergency and you need the kitchen in the evening time I will do my best to work around you). Quiet time from 11pm ( 23:00 hours ) till 8:00am Smoking is not allowed in any area of the house nor balcony. Party or drinking alcohol it's not allowed at all. Please note: The balcony will be in use starting with May 2026. MILD level of noise will be expected during day time only (8am till 4pm). All what I have to offer at the minute it's a LUXURY double room with private bathroom attached and a garage car parking, safe and secure.
