Beachfront condo overlooking the Pacific Ocean and Boardwalk in Long Beach, Washington! Top-floor condo with some of the most stunning, panoramic ocean views on the Peninsula. Walk right out to the beach, the Boardwalk & paved dunes trail in front of the condo. Walking distance to downtown Long Beach...restaurants, shopping, parks, arcades, go-carts, mini-golf, bike rentals, theater, Kite Museum. This is a light, open and spacious one-bedroom, one-bath condo on the top floor of the building with breathtaking ocean views from the living room, dining area, sitting/reading area, kitchen and master bedroom. It provides a "front-row seat" for major annual beach events like the July 4th fireworks, Sandstations, and Kite Festival. Space features include: - Master suite with ocean view, king bed, and ensuite private bathroom. - Living room with couch, loveseat, coffee table, 55" Smart HDTV. - Sitting/Reading area with two comfy chairs and direct views of the ocean - Private balcony overlooking the beach & ocean with chairs-and-table bistro set provided in the summer. - Spacious, open kitchen with large breakfast bar and seats. - Laundry room with full-size washer & dryer, utility sink Amenities include: - Dedicated Wifi in the condo - 55" Smart HD TV with live, local TV channels (all major networks) via HD antenna and Roku access to streaming services (Netflix, Hulu , Roku Channel, FilmRise included with your stay) - Kitchen stocked with all common utensils, silverware, dishware, glassware, cookware & bakeware, and appliances including standard coffee maker, Keurig, blender, microwave, toaster and panini press. Bring your favorite Keurig flavors with you! - Fleece throw blankets, beach towels, games & puzzles, local maps/guides/menus/info - Two on-premise, reserved parking spaces (one covered, one open) included with your stay - Private footpath to the beach, Boardwalk and paved dunes trail. - Building elevator - Did we mention incredible ocean views?!? Guests have access to the entire condo with the exception of a guest bedroom and one closet that are locked off for owner storage. Guests have the use of two assigned parking spaces during their stay. Our Condo Owners' Association (COA) requires us to inform them of our guests' names, mobile phone numbers, and vehicle info so that they know who is authorized to be there and park there, and so that they may contact our guests if need be. Upon booking, we will ask our guests to provide this information to us so that we may inform the COA. No trailers, camper-trucks, motor homes, RVs, cargo vehicles, or similarly large vehicles are allowed to be parked in the parking lot. Please ask us for alternate arrangements if you have such a vehicle. We are in contact with our guests before, during and after their stay -- and we are available at all times during their stay if questions or issues arise. We are not present in person there, but we have a local property manager/co-host that lives close by and handles on-site matters. The condo is ideally situated on the beach and within walking distance to town. While in the condo, there is no traffic or city noise...just the sound of the ocean tide. Yet a couple blocks away, guests have access to all of the activities, stores, restaurants & nightlife that Long Beach has to provide. Walk right out to the beach, Boardwalk and paved dunes trail. Short walk into downtown Long Beach. Two reserved parking spaces (one covered, one open) included with guest stay. COMMUNICATIONS 1) We ask that guests use only the Airbnb messaging platform for all non-emergency communications with us (no side texts, private emails, or voicemails). 2) We commit to responding to guest messages in a timely manner and within 24 hours at the very latest. We ask our guests to extend the same courtesy to us. If we do not hear back from guests in a timely manner when we request info, confirmations and a deposit, then it is likely that the reservation will be canceled. 3) We ask that guests send us a message when they first arrive inside the condo at check-in and as soon as they leave at check-out. REQUIRED INFO Our Condo Owners' Association (COA) requires us to inform them of our guests' names, mobile phone numbers, and vehicle info so that they know who is authorized to be there and park there, and so that they may contact our guests if need be. We will request this required info approximately 6 days before check-in. HOUSE RULES We and our COA require guests to read and agree to our House Rules which include a list of prohibited behaviors & activities, Guest Etiquette Guidelines, Communicatons & Messaging requirements, and Checkout Procedures. SECURITY & ASSURANCE DEPOSIT Our COA requires a $500 security & assurance deposit to be paid via Airbnb prior to check-in. This will be used to cover any damage, loss, repair and/or replacement charges, excess cleaning charges, additional guest charges, and any other charges resulting from any violations of House Rules that might occur during your stay. It will also be used to cover House Rule violation penalties even if no damage is caused by the violation(s). The deposit is fully refunded to you after our post-stay inspection and clean are completed satisfactorily. CONDO As is the case with most coastal residences in Washington, there is NO AIR CONDITIONING in the condo because of our cool temperatures and ocean breezes. Windows can be opened to create a very pleasant cross-breeze in the unit and a portable fan is provided should guests need it. If you are accustomed to and/or require air conditioning, then this may not be the place for you. BEHAVIOR & ETIQUETTE In order to keep sand, water, dirt and mud out of the condo, we ask our guests to remove their footwear before entering the condo or in the condo entryway. PLEASE, NO SHOES ON THE CARPET! We thank our guests in advance for helping us keep the condo as clean as possible for everyone to enjoy. Let's keep the sand and water on the beach! We ask that our guests be RESPECTFUL OF OUR NEIGHBORS as there are condo units to either side of and below ours. Many residents live there full-time...this is their home. We ask our guests to keep noise, volume levels & vibration to a minimum, to respect quiet time between 9:00 p.m. and 9:00 a.m., and for parents to keep their children's behavior and noise level in check. This is not a beach party-house. It is quite the opposite...a quiet, tranquil place from which to enjoy the Discovery Coast. To that end, loud, rowdy, or raucous behavior is strictly prohibited and will not be tolerated...while fun-loving, good-spirited enjoyment of the area is highly encouraged!
