Description
Located 400m from the center of the village (all shops), surrounded by nature and quiet, the studio independent of the main house offers magnificent views of the Ossau valley, the peak of the south and the gave. Ideal for those who are looking for peace and quiet and starting point for all mountain activities summer and winter . We welcome hikers, mountain bikers, skiers, pilgrims, holidaymakers in all seasons. The space The accommodation is located on the first floor of an outbuilding of the main house on a wooded lot. It has an outdoor deck. This is intended to accommodate our children when they are there. It is unfortunately not accessible to people with disabilities (outdoor staircase to access it). It is an attic studio, with independent access that can accommodate 2 people primarily and has 4 beds. The house is guarded by 2 cats and 2 dogs! Guest access The studio is set in a wooded lot that you have ample access to; you can go for a hike from the house. Other things to note GENERAL RENTAL TERMS AND CONDITIONS, HOUSE RULES & INVENTORY Article 1 Acceptance of the Rental Terms of Service, House Rules and the State of Places These Terms and Conditions of Rental govern the contractual relationship between the landlord and their tenant, the latter accepting them without reservation. These terms and conditions are due irrevocable and final consent from the tenant ; they supplement and are added to the terms and conditions set by AIRBNB. Failure to comply with one or more of the terms of the house rules attached to the studio offered for rent by the landlord will result in the immediate termination of the rental at the expense of the tenant, the rental product remaining permanently acquired by the landlord. Article 2 Identification of the Tenant The person booking the rental at a specific time is the so-called "responsible" tenant. This person must be at least 18 years old and not under the guardianship. The rental concluded between the parties cannot in any case benefit even partially from third parties, natural or legal persons. Any breach of this obligation would be likely to result in the immediate termination of the rental at the renter's expense, the rental income remaining permanently acquired by the landlord. The subletting is prohibited, even free of charge, under penalty of immediate termination contract and subject to legal proceedings. The rented premises are for temporary residential or holiday use, excluding any professional, commercial or craft activity of any kind. Article 3 Capacity This agreement is established for a maximum capacity of 4 (four) people Unless otherwise agreed by the landlord stipulated in this agreement.. Article 4 Rental rate The contract price is as set when booking on the AIRBNB site. It is limited to length of stay and includes: - The rental of the furnished and equipped cottage, from the arrival day to the departure day. -the indoor parking area - Lump sum electricity consumption . The supply of sheets, duvets/duvet covers, pillows/ pillowcases (individual use) - Providing towels and bath linens (individual use) - Cleaning at the end of the stay. Article 5 Length of stay The tenant who signs a rental agreement for a fixed period will not be able to claim any right to remain on the premises at the end of the stay. Article 6 Inventory An interior and exterior inventory ("inventory") , in accordance with an inventory sheet presented by the landlord, is established contradictorily (in two copies) with the tenant on arrival and departure. This inventory is the only reference in the event of a dispute. Site amenities and facilities must be used in accordance with their ordinary destination. The interior design has been designed for optimal use for the duration and quality of hospitality, also, bedding, furniture and miscellaneous objects must not be moved or transported inside or outside of accommodations. All the elements of the studio included in the inventory must be returned to the place they were occupying upon check-in. Article 7 Insurance & Damage The tenant in title is personally responsible for all damage, loss or damage to the accommodation itself and what it contains and to all the facilities of the site, committed by himself or the people / parents who stay with them, or who visit them. At the end of the stay, after finding the good interior and exterior condition of the cottage, the contract is returned signed by the landlord at the end of the inventory carried out in the presence of the tenant. This list is not limited). -Arbres & Pelouses, - Floral meals - Garden furniture & terrace - Luminaires -Barrierage and gate The tenant is required to immediately notify the landlord of any damage that has occurred. Article 8 Usage of the Places The studio is a space strictly not smoking. Smoking outside is allowed but cigarette butts should not be discarded but collected in the garbage can provided. The tenant must ensure the peaceful nature of the rental and make use of it as a responsible person in accordance with the destination of the premises. Rest and tranquility are a priority. The tenant will not do anything because of their own or because of their family or their relationships, could harm the peace and quiet of the neighborhood, avoiding excessive noise or any other nuisance, especially in the evening. The installation of tents or caravan parking on the leased property is subject to the owner's permission. BBQ on the terrace is strictly prohibited. On request the owner make available a planxa. The tenant must let it be carried out in the rental, without compensation or reduction of rent, necessary maintenance or urgent work; the tenant will ensure that an adult (person 18 years of age or older) is always present on site in the event that children are left inside the studio or its landscaped environment without being under the supervision of their respective parents. Article 9 access to the outdoor park Access to the outdoor park is free, the same requirement is for children : these must be under the strict supervision of parents or people of their choice (person 18 years of age or older). Article 10 Internet access High speed Wi-Fi Wi-Fi internet access is offered free of charge to the studio tenant inside the house. The studio owner cannot be held liable in the event of: -compatibility or malfunction related to the equipment used by the tenant - disturbances or interruptions. - force majeure within the meaning of the French Court of Cassation. Given the above, the owner of the studio is in any case subject only to an obligation of means as to the tenant's access to the Wi-Fi high-speed Internet service. A password will be communicated on the day of arrival. The tenant of the studio is prohibited during their stay from transmit on the internet any prohibited, illegal, illegal data, contrary to good morals or public order and violating or likely to impair the rights of third parties and in particular to intellectual, literary or artistic property rights. The tenant of the studio also refuses to view, directly or indirectly, any content available on the internet that may be likely to harm the minors. Article 11 Respect for animals in the Liability & Obligations studio The circulation of the tenant and users in general must be done with respect for animals It is strictly forbidden to feed the animals to continue them and, in general, to infringe on the natural nature of their behavior and life. In this regard, the provisions of Article 521-1 of the Penal Code are reminded: "The act, publicly or not, to exercise serious abuse or to commit an act of cruelty against a domestic animal or tamed or held in captivity, is punishable by two years' imprisonment and a fine of €30,490". In addition, the owner of the Studio reserves the right to undertake, with the establishment of a civil party, any legal action necessary to enforce these provisions. Article 12 Responsibility & Obligations of the Studio Owner The responsibility of the Studio owner (the lessor) is not held liable in the event of: -No compliance with this contract - Novel, loss or damage of any kind, during or following a stay. -Panage or decommissioning of technical equipment or facilities. - Damage caused or undergone by vehicles from residents parking or circulating on the site. Article 13 Complaints All claims relating to the stay must be made on site to the studio owner in order to find an immediate solution. In the absence of a claim, the stay will be, by express agreement, considered as having taken place in satisfactory conditions. All legal or extra legal requests will be prescribed on the expiration of fifteen (15) days from the end of the stay date. In case of dispute, the competent jurisdiction will be that of the place of stay. Article 14 Found objects Items found at the Studio after the tenant's departure will be shipped on request and for a refund of fees.
