Rural but not isolated on 10 acres surrounded by 2900+ acres of NYC-DEP protected watershed land. Pond and brook access available. Hosts live in historic farm house and share driveway. Funky yet nicely maintained by Jane and adorned with some of "Joe from Chicago's" memorabilia. Cell service is spotty or non-existent in many areas of the Catskills and areas surrounding Roxbury. We do have a guest wifi account with hi speed internet. Not suitable for children or pets. Not childproof, pond nearby. Due to the thousands of acres of NYC protected nature and watershed lands surrounding us, pets can become prey. Must climb stairs to get to unit. Photo provided. All 10 acres with pond and brook access are available to guests with walking paths through all meadows. Access to the brook is across the street. Orange vests are made available during hunting season for outdoor walks or hikes. NYC-DEP lands are accessible with some regulations. No hunting is allowed on host property. Hosts live in the 200 yr old farm house on the property with shared driveway and are happy to provide any information on local area. Suggest guests notify host when you plan to arrive on day of check in. Make sure you have the code key 4 digit number to enter and have downloaded the directions due to spotty cell service coverage in the Catskills. Bucolic valley with mountain views. Surrounded by 2900+ acres of NYC -DEP undeveloped watershed lands on all 4 sides of our property. Meadows are full of natural underground springs that pop up especially after rains. Pond and stream access ok. Located close to several wedding venues. Five miles to Main Street Roxbury. Ten miles to Margaretville. Along with bountiful nature comes a variety of wildlife large and small. Every effort is made to clear the apt of bugs prior to your arrival. Some are seasonal and some just like to sneak in. No refunds if you find them but feel free to contact host. If you are nature timid contact host prior to booking. Host lives in farmhouse on property and happy to answer any questions. There is limited cell service in some areas. There is no nearby public transportation in this rural area so a car is needed to get around. Also, this is the watershed so meadows can have mushy spots especially after it rains so bring a pair of old sneakers and leave white ones at home. Use of wood stove or campfire pits are allowed with prior notice to host. We provide the wood at no extra charge. Active outdoor 24/7 motion detector ring security flood light camera facing driveway. Farm house porch has Ring doorbell camera with 24/7 motion detector/audio facing driveway. No interior cameras or recording devices. Swimming in the pond during summer months requires signing a waiver of liability. It is spring fed stays cool and refreshing. No diving.
