Modern and confortable loft with amazing view of lake Como and the mountains. It's located in a peaceful location close to the lake and too many hiking paths. There is a living room,fully furnished kitchen,bathroom with confortable shower, steam room, big terrace and bedroom. Guests have access to the Spa, with an indoor warm water pool (32°),outdoor jacuzzi (35°)from 1st april to 30th october, sauna, steam room,emotional shower, shared but usable privatly with reservation The space Wi-Fi: The Wi-Fi is limited to 2 Mbps to ensure fair usage for all guests in the residence. You can find more details on the last page of the apartment instructions. Heating: In accordance with legal regulations, heating is available from October 15 to April 15, with a maximum temperature of 23 degrees Celsius. Air conditioning is permitted from May 1 to September 30, with a minimum temperature of 23 degrees Celsius. Please note that the system will not operate outside these periods or in reverse mode (cooling after October 15 and heating after May 1). Pellet Stove: The pellet stove is designed for atmosphere (airco heating is very efficient). You can request bags of pellets (15 kg) at a cost of €10 each. Beds: The beds are arranged as follows: a double bed is provided for every two people. For example, there is 1 double bed for 2 people and 2 double beds for 4 people. For example, there is 1 double bed for 2 people and 2 double beds for 4 people. If you have specific requests regarding bed or linen preparation, please inform us at least 3 days prior to your arrival. Without specific requests, we cannot be held responsible for any discrepancies in bed arrangements. Welcome Package: To ensure a smooth arrival, the property offers a welcome package with essential items. Please note that these items are intended for your first day and are NOT meant to cover your entire stay. The welcome package includes: Prosecco, Orange Juice, Water, Mini Pastries, Coffee, Tea, Sugar, Salt, Oil, Vinegar, Spices, Toilet Paper, Shampoo, and Shower Gel. We hope this selection enhances your stay! Guest access Documents: The day before your arrival, please send a copy of the main page of your identity document (passport, ID card, or driver’s license) via Whats App or the Airbnb chat. This is necessary for the host to register your information with the relevant authorities. If identity documents from all guests (excluding children) are not received, the host reserves the right to cancel the reservation without a refund. Pool, Spa, and Jacuzzi: The wellness area is shared with other guests but can be booked for private use for one hour each day. Included services are: - Heated indoor pool with hydro jets: available year-round at no additional cost. - Steam room: accessible year-round, with a reimbursement cost of €2 for every half hour of use. - Sauna: available year-round, with a reimbursement cost of €8 for 2 hours of preheating. At the spa entrance, there is a token system to activate the steam room and sauna. You can exchange coins or banknotes for tokens using the change machine (credit cards are not accepted). - Outdoor jacuzzi: available from April 1 to October 30 at no additional cost, with the option to book it for private use for half an hour each day. Other things to note Sunshade: Please note that the sunshade can only be opened during the day (when the sun is out). It is crucial to close the sunshade completely at night and in case of rain or wind, or if guests are not home. If the sunshade is left open at night or during inclement weather, and this causes damage to the arms or fabric, the guest will be held responsible for the repairs. The cost of replacing the sunshade arms is approximately €1000, while the cost of replacing the fabric is also around €1000. Tourist Tax: The municipality of Perledo requires a tourist tax for all guests staying in accommodation facilities. The tax is €3 per night for each adult (over 12 years old). For example: 2 people for 2 nights = €12 2 people for 3 nights = €18 tourist tax is already included in the rental amount, no extra costs Trash: On the day of check-out (or the evening before), kindly dispose of your trash in the garage indicated in the check-in instructions. Please separate the waste into categories such as wet waste, plastic, and glass, placing each in the appropriate containers as directed in check in instructions. Failure to follow these guidelines may result in an additional cleaning fee of €30. Check-Out: Check-out must be completed by 10 AM, as specified in the listing.
