You'll be guided through the apartment, given a brief tour of the amenities, and shown how to operate key features such as the heating, Smart TVs, and hot tub controls. These guidelines are in place to ensure the safety, privacy, and comfort of everyone — including our neighbours — and to maintain the high standard of care and presentation that defines The Luxury Garden Apartment at Kings Park House. We thank you in advance for reading them carefully and for treating the property with the same respect you would your own home. 1. Group Restrictions & Guest Type The Luxury Garden Apartment is designed for quiet, private use by families, couples, and leisure guests and groups. It is not suitable for worker accommodation, trade crews, or group bookings linked to commercial projects. Unless explicitly agreed in advance and confirmed in writing with the host, we do not accept group bookings for contractors, construction workers, or shift-based personnel. Any reservation that does not match the agreed guest profile may be cancelled or refused entry without refund. If you are unsure whether your booking qualifies, please contact us before confirming. 2. Outdoor Hot Tub Hours As this residence is located within a peaceful and well-respected residential area, the use of the outdoor hot tub is limited to the following hours, in accordance with local noise regulations and to maintain neighbourly relations: Sunday to Thursday: 9:00 AM – 8:00 PM Friday and Saturday: 9:00 AM – 9:00 PM The hot tub is for guest use only and must not be used outside of these times under any circumstances. Guests found in breach of this policy may be asked to vacate the property early. For your comfort and enjoyment, full hot tub usage instructions and safety guidance are provided in the guest welcome guide. We ask all guests to shower before use, observe maximum occupancy, and replace the lid when the hot tub is not in use. 3. Check-In Policy Check-in is available from 3:00 PM, but to ensure a smooth and secure handover of the property, all guests must arrive at a reasonable time. If you expect to arrive later then please notify us at the time of booking. 4. Respect for the Property and Neighbours The apartment is located within a quiet, high-end residential area. We kindly ask that guests behave respectfully at all times. The booker is fully responsible for the behaviour of all members of their party and any visitors brought to the property. 5. Smoking, Pets, and Safety Smoking and any naked flame is strictly prohibited inside the property and in all covered areas. If evidence of smoking is found indoors, guests will be asked to leave immediately. Guests are welcome to smoke responsibly in designated outdoor areas only and must dispose of waste properly in the ashtray provided. Pets are welcome as long as they are fully house trained. Love dogs! Guests are also asked to ensure doors and closed over and main entrance gate is locked when leaving the property, and to take reasonable care of the home, furnishings, equipment, and spa amenities during their stay. 6. Check-Out Check-out time is 11:00 AM. Full check-out instructions are included in the digital guidebook and will be sent to you the day before departure. We ask guests to leave the apartment in a tidy condition, place any used towels in the bathroom, return keys to the main doors, and follow any final steps listed in the guide.
