The upstairs with livingroom, dining room, kitchen and main 3 piece double sink bathroom, 3 bedrooms Sleeps 3 single adults not sharing any beds with a bedroom for each or 5 guests based on 2 per bed-sharing in 2 bedrooms with one in bedroom#3 dbl bed.. Cots and cribs are available upon request. The master bedroom 3 piece ensuite bathroom just has a mini shower with space for our crib. Ensuite has a cold water toilet bidet. The main bathroom has a newly installed deluxe Kholer electric smart bidet toilet. Main floor entry way, accesses to extra large 4th bedroom with queen and double futon bed, mini hallway and 3 piece bathroom featuring accessibility walk in large shower with seating. 5th bedroom also located on main floor features double futon bed. Summertime: Backyard 1/4 acre Recreation center! Large rear patio, Napolean bbq, covered outdoor gym & infrared sauna, night lighting & 2 gas firepits with in 2 separate covered gazebos. Deluxe Costco activity playground swingset, trampoline (all with adult supervision and use at your own risk). Backyard volleyball & badminton net setup, mini soccer nets. Also baseball equipment & basketball for park use at end of street. Summer bouncy castle may no longer available, as in the process of being sold. 2 Portable AirConditioners & Fans in every room in Summer w/ ceiling fans in master & living-room. House is kept to Covid cleaning standards for a safe secure stay. Pets: Upon approval of pet stays, owners are responsible for pre-clean up of dog/cat hair prior to departure, regular dog poop pickup in back yard, and any damages caused by pet stay. Upstairs main living area and stairs are now renovated with newly installed wide plank engineered white oak flooring that is not moisture resistance or heavy scraping resistant. Pets are to remain off of furniture to avoid scratching or staining damage, and must be cordoned off suitable areas when left in house alone. Guest access Full access to our upstairs 3 bdrm, 2 bathroom and main level bedroom and bathroom of our primary residential home. Front entry-way, to complete upstairs living area, including front yard patio. Full access to fenced sunny facing, large backyard. HE Washer/dryer in kitchen. Downstairs is the additional large 4th bedroom with a queen size bed and a futon couch making out to a double bed and 3 piece bathroom. Our rear main level non renovated supply room is not accessible to our guests , or garage. Other things to note Note for stays less than 28 days, new BC provincial government taxes are 8% PST & 3% tourist taxes to all airbnb and short-term stay rentals. If bookings are greater than 28days, 11% combined PST & Resort tax is not charged and with our 30% monthly discount pricing to give you a 40% discount!
